Job Title: Apartment Maintenance Technician

Reports To: Maintenance Manager

Location: University Village near Towson University

Compensation: $23.00- $25.00 per hour and a comprehensive benefits package

FLSA Status: Non-Exempt

Capstone On-Campus Management (COCM), headquartered in Birmingham, Alabama, specializes in managing student housing communities owned by non-profits and closely affiliated with universities.

Summary

Under the supervision of the Maintenance Manager, the Maintenance Technician handles facility maintenance, renovation, and repair. The technician participates in an on-call rotation for after-hours emergencies.

Essential Duties and Responsibilities:

1. Respond promptly to maintenance requests.
2. Identify facility deficiencies and suggest solutions.
3. Participate in the after-hours on-call rotation, responding within an hour of a call.
4. Work mandatory overtime during peak periods, especially from June to September, including unit repairs, furniture moving, trash outs, and lock inspections.
5. Escort contractors on-site.
6. Assist with room setups and furniture arrangements.
7. Inspect vacated units and perform necessary repairs.
8. Conduct daily inspections and report findings.
9. Complete preventative maintenance tasks timely.
10. Request necessary materials and supplies.
11. Coordinate with the Maintenance Supervisor on progress and issues.
12. Maintain high standards of workmanship and professionalism.
13. Perform other duties as assigned.

Qualifications

Candidates must meet the following requirements:

1. High school diploma or GED.
2. 2-3 years of maintenance experience.
3. HVAC EPA 608 certification.
4. Proficiency with hand and power tools.
5. Strong troubleshooting and diagnostic skills.
6. Excellent verbal communication skills.
7. Strong customer service orientation.
8. Ability to lift up to 50 lbs and navigate stairs.
9. Attention to detail and organizational skills.
10. Availability for on-call emergencies, responding within 30 minutes.
11. Ability to manage multiple priorities.

Work Environment and Physical Demands

The work environment is moderate to high-paced with typical noise levels. Physical demands include standing, walking, handling, reaching, climbing, stooping, kneeling, crouching, crawling, and occasional sitting. Lifting up to 50 pounds is required. Vision abilities include close and distance vision.
