Job summary

The High Companies’ High Associates team is seeking an Apartment Maintenance Technician in Lancaster, PA. This full-time role handles residential maintenance, completes unit turnovers, and performs HVAC, electrical, plumbing, and carpentry tasks to keep properties in top condition.

Responsibilities include on-call coverage on a rotating schedule with additional compensation for after-hours work, and maintaining inventories and safety standards across multiple properties.

Qualifications

• High school diploma or GED required.
• Valid driver’s license required.
• 1-3 years of directly related building maintenance experience.
• Universal EPA Certification preferred.
• Working knowledge of plumbing, painting, HVAC, electrical work, and appliance repair.
• Flexibility to work on-call rotation including evenings, weekends and holidays.

Responsibilities

• Complete building maintenance duties for owned properties, including unit turnover and routine maintenance.
• Perform repairs in carpentry, drywall, painting, electrical, plumbing, appliance, and HVAC as needed.
• Maintain inventory records and logs for parts and materials.
• Inspect buildings and apartments and plan preventive maintenance for HVAC and property condition.
• May perform minimal exterior grounds maintenance and snow removal as required.
• Participate in on-call rotation for emergency after-hours repairs (every 4th week).

We are currently seeking an Apartment Maintenance Technician, with general residential technician skills to join the High Associates team forGreenfield Estates in Lancaster, PA. The Maintenance Tech will be responsible for the completion of technical building maintenance and emergency repairs as required by service requests submitted by all appropriate tenants and/or owners. They will also perform preventative maintenance assignments as scheduled.

This is a Full-Time opportunity with the following schedule: Monday-Friday, 8:00 AM - 4:30 PM. Team members participate in a shared on-call rotation approximately every other week. On-call coverage may include evenings, weekends, and holidays. Additional compensation is provided for on-call participation.

Responsibilities of our Maintenance Techs:

• Responsible for completion of building maintenance duties to various properties owned and lease by High Associates Ltd. This would include service requests which are required for preparation of unit turnover in addition to routine maintenance calls of a technical nature, troubleshooting and periodic inspection of building and property.
• Repair and maintenance requests would involve items related to general carpentry, drywall repair, painting, electrical, plumbing, appliance repair and HVAC.
• Would require working knowledge of all parts and inventory used in the day-to-day operation of properties in order to requisition supplies.
• Maintain inventory records of parts and material as well as logs of routine maintenance, material usage time, production and any additional reports deemed necessary.
• Inspects buildings and apartments, informs supervisor of maintenance needs and assists in planning and completion of preventive maintenance on HVAC systems and/or general condition of property overall.
• May be required to perform minimal maintenance on exterior grounds which could include duties such as lawn and shrubbery care during summer months and snow removal during winter months.
• Follows all safety, truck operations or other rules and regulations relative to the safety and wellbeing of the property, co-workers and residents at all times.
• Be part of an "on call" rotation for emergency, after hour repairs (every 4th week)
• Any additional responsibilities deemed necessary to meet the owners' goals and objectives.

Our next team-member will ideally possess the following educational and work qualifications:

• A high school diploma or general equivalent (GED) required.
