A Day in the Life of a Maintenance Technician at TI Communities

Your day begins early with a walk through the property. The sun is just rising, but you’re already checking the pool pump, scanning the grounds, and noting a flickering hallway light. You don’t just see issues, you anticipate them.

Back in the maintenance shop, the team meets for a quick check-in led by your supervisor. You review your service requests for the day: a leaky faucet in building 3, an A/C check in unit 108, and a refrigerator that stopped cooling overnight. You grab your tools, load the cart, and get to work—because at TI Communities, every repair is a chance to make someone’s day better.

By mid-morning, you’re in and out of apartments, fixing with precision and care. You explain the repair to the residents, answer their questions, and always leave the space cleaner than you found it. You’re not just there to solve problems - you build trust with every interaction.

After lunch, you help prep a unit for an upcoming move-in. You replace a light fixture, check the outlets, and make sure every cabinet opens and closes smoothly. To you, "make ready" means "move-in ready"—because you know that first impressions matter.

Later, a teammate needs help troubleshooting an oven. You walk them through it, step by step. You’re not just handy, you’re generous with your knowledge.

You end your day updating your work orders, cleaning up your tools, and walking the property one more time. You notice a loose gate latch and fix it before heading home. You take pride in leaving things better than you found them, because at TI Communities, your work matters.

What You’ll Be Responsible For

  • Completing service requests for plumbing, electrical, HVAC, and general repairs
  • Assisting with apartment make-readies, ensuring units are in excellent condition for new residents
  • Conducting daily inspections of the grounds, buildings, and amenities
  • Responding to emergency maintenance needs (on-call rotation required)
  • Supporting preventative maintenance plans to minimize equipment failure
  • Maintaining a proper inventory of tools, supplies, and repair parts
  • Keeping the maintenance shop clean, organized, and safe
  • Providing friendly, respectful service to residents and team members
  • Adhering to all safety, Fair Housing, and company policies

What You Bring to the Team

  • 1 - 3 years of hands-on apartment maintenance or related experience
  • Familiarity with basic plumbing, electrical, carpentry, and appliance repair
  • HVAC experience preferred (EPA certification a plus, or willingness to obtain)
  • A proactive, problem-solving mindset
  • Respectful, team-oriented attitude with a commitment to great customer service
  • Ability to use maintenance apps, close out work orders, and track tasks digitally
  • A strong sense of pride and ownership in your work
