Job Description

We are currently seeking a qualified Lead Maintenance Tech for one of our properties in Palm Springs, CA. This is a full-time position with full benefits. Compensation is based on experience.

A qualified candidate will have excellent customer service skills, 3-5 years of experience in apartment maintenance, problem-solving skills, and precise communication skills. As a Maintenance Lead/Supervisor, you will be leading, guiding, and supervising the team, and directly working with all technical aspects of our apartment community.

Property Standards:
  1. Responds to and coordinates work orders
  2. Plumbing: Replace faucets, snake drains, and install toilet valves
  3. Carpentry: Hang windows and doors, repair hinges, repair/replace door/window locks
  4. Paint and patch walls and perform and maintain records of all building and fire and life safety, operational equipment preventive maintenance/scheduled building preventative maintenance.
  5. Orders supplies, schedules vendors, and is in charge of inventory control
  6. Conduct visits to properties to ensure consistency and a positive work environment.
  7. Inspects units during monthly pest control. Notes the condition of the unit
  8. Respond to building emergencies after-hours and work an on-call schedule
Performance Measures:
  1. Completes work assignments within established time frames
  2. Replace angle stops, rebuild flushing mechanisms in toilets, replace faucets, change seats, stems or washers
  3. Plunge and or auger toilets, removing and replacing if necessary.
  4. Extract water from flooded apartments and set up carpet fans
  5. Replace light fixtures, ballasts, switches, and plugs.
  6. Replace locks, cabinet hardware, blinds, shelving, and fixtures
  7. Rekey locks and manage key inventory.
  8. Patch drywall; apply matching texture, prime, and paint to match existing surfaces seamlessly
  9. Unclog toilets, tubs, bathroom sinks, and kitchen sinks
  10. Diagnose mechanical items in a kitchen and determine if they can be repaired or replaced
  11. Diagnose and repair as necessary; water heater system and ventilation systems
  12. Track parts or materials used in repairs by self and others, track stock in inventory and assets in apartments
  13. Develop, implement, and track a preventative maintenance program
  14. Track and report vacant unit turnover time, and minimize operating costs while maintaining the property in excellent condition
  15. Communicate difficult and complex issues with peers, supervisors, and corporate staff as appropriate
  16. Identify issues and problems and recommend and implement solutions
  17. Maintain a high level of productivity
Skillset (Required Skills and Other Factors for Job Success):
  1. Knowledgeable in all aspects of building systems
  2. Experience with all applicable tools and materials, performs manual labor requiring basic knowledge of cleaning techniques
  3. Devices and implements new solutions and processes
  4. Written and oral communication skills
  5. Responsive to internal and external customer needs
  6. Must meet the physical requirements attached, and maintain professional boundaries when interacting with
  7. Follows company policies and procedures at all times
  8. All essential functions must be performed with or without reasonable accommodation
Required:
  • Valid Driver's License, and auto insurance. This job will require you to use your car.
  • High School Diploma or equivalent is required
