Job summary

Lighthouse Property Management is hiring an Apartment- Maintenance Technician II in Austin, TX. The role focuses on hands-on maintenance, repairs, and preventive work to keep apartments in move-in condition.

You will perform plumbing, electrical, painting, and appliance servicing, while ensuring safety and quality. Weekend/overtime availability, and a readiness to work outdoors in various weather are required.

Qualifications

• HVAC Certification preferred; willing to obtain if not held; employer paid.
• CPO Certification preferred; willing to obtain if not held; employer paid.
• Strong customer service and communication skills are required.
• Ability to work outdoors in heat, cold, rain, or snow.
• Able to work scheduled hours, weekends, and overtime when needed.

Responsibilities

• Complete daily service requests, punch outs, cut outs, and preventive maintenance.
• Turn vacant apartments into move-in ready homes.
• Perform plumbing work such as fixing leaks, clearing drains, replacing faucets and hoses.
• Handle electrical work including outlets, switches, breakers, and light fixtures.
• Paint and prep walls, doors, floors, appliances, roofs, and equipment.
• Repair and maintain doors, cabinets, countertops, molding, caulking, blinds, and window screens.
• Service appliances such as stoves, refrigerators, washers, dryers, and dishwashers.
• Clear drains and sewer lines up to four inches.
• Remove bulk trash and abandoned items, including appliances.

Salary Range: $23.00 To $27.00 Hourly

What you do

• Complete daily service requests, punch outs, cut outs, and preventive maintenance
• Turn vacant apartments into move in ready homes
• Perform plumbing work such as fixing leaks, clearing drains, replacing faucets, hoses, and minor lines.
• Handle electrical work including outlets, switches, breakers, light fixtures, and basic circuits
• Paint and prep walls, doors, floors, appliances, roofs, and equipment using brushes, rollers, and sprayers
• Repair and maintain doors, cabinets, countertops, molding, caulking, blinds, and window screens.
• Service appliances such as stoves, refrigerators, washers, dryers, and dishwashers
• Clear drains and sewer lines up to four inches.
• Remove bulk trash and abandoned items, including appliances.
• Perform minor drywall repairs, stair tread repairs, and cove base work.
• Maintain grounds by picking up trash, sweeping dumpster areas, and caring for landscaping beds
• Clean and inspect mechanical rooms and storage areas.
• Assist with rodent control and snow removal when applicable.
• Safely use ladders and perform rooftop work when required
• Track inventory of tools, equipment, and supplies.
• Complete work orders and job documentation accurately.
• Communicate progress and issues with your supervisor.
• Follow OSHA, Fair Housing laws, safety rules, and company SOPs.
• Maintain a professional appearance

What you bring

• Are you HVAC certified? GREAT, if not, must be willing to get certified. We will pay!
• Are you CPO certified? Even better! If not, must be wiling to get certified, We will pay!
• Strong customer service and communication skills.
• Comfort using hand tools, power tools, paint equipment, ladders, and safety gear.
• Ability to follow written and verbal instructions.
• Ability to work outdoors in heat, cold, rain, or snow.
• Availability to work scheduled hours, weekends, and overtime when needed.

After hour service rotation part of job.
