Job summary

Redwood Living, Inc. is seeking an on-site Apartment Maintenance Technician in Holt, MI. You will perform routine maintenance on facilities and equipment, handle basic repairs, and assist with groundkeeping tasks while delivering excellent resident service.

You will use power tools, complete unit turns, and troubleshoot appliances, acting as a Redwood ambassador to ensure a positive resident experience.

Qualifications

  • 1 year of general maintenance experience.
  • Valid driver’s license.
  • High school diploma or equivalent.

Responsibilities

  • Maintain and repair facilities, buildings, and grounds as assigned through work orders.
  • Prepare vacated apartment homes for release quickly and professionally.
  • Complete minor plumbing, electrical, carpentry, painting, and drywall tasks.
  • Perform minor plumbing repairs (drains, toilets, water heaters).
  • Service kitchen appliances, washers/dryers, and related issues.
  • Respond to emergencies as part of on-call schedule.
  • Follow safety standards at all times.
  • Snow removal as needed.
  • Assist with additional duties as assigned.

Position Overview:

Each Redwood Neighborhood has an Apartment Maintenance Technician whose primary responsibilities involve performing routine and general maintenance on the facilities, buildings, and equipment on site, plus performing certain groundskeeping tasks. Daily responsibilities include utilizing various power tools, completing unit turns, and troubleshooting appliances. An aspect of the Apartment Maintenance Technician role involves customer service and communication with both residents and fellow employees. This role will be expected to act as a Redwood ambassador and always provide a positive employee and resident experience. Service Technicians enter residents’ homes to complete work orders and will be expected to handle repairs and communications in a manner that promotes the best possible experience for residents.


Duties & Responsibilities:


  • Maintain and repair facilities, buildings, and grounds as assigned through work orders

  • Prepare vacated apartment homes for release quickly and professionally

  • Complete minor plumbing, electrical, carpentry, painting, and drywall tasks

  • Minor plumbing system repairs (clearing drains, toilet issues, repair/replace water heaters)

  • Service kitchen appliances, washers, dryers, and garage issues when necessary

  • Emergency maintenance as part of an on-call emergency schedule

  • Follow safety standards at all times

  • Snow removal

  • All other related duties as assigned


Required Qualifications:


  • 1 year of general maintenance experience

  • Valid driver’s license

  • High school diploma or equivalent


Preferred Qualifications:

HVAC Certification


Apartment maintenance experience


Ability to operate smartphone, tablet, and computers

Physical Requirements:


  • Must be able to stand, walk, bend, kneel, and stoop.

  • Must be able to work at heights such as using a ladder or step stool and climbing stairs as needed.

  • Must be able to work in confined spaces as needed.

  • Must be able to push, pull, lift, carry, or maneuver items up to 50 pounds independently and occasionally heavier items with assistance.

  • Requires manual dexterity to operate tools and equipment, including repetitive hand/wrist motions.


Attendance and Scheduling:


  • Job is performed in-office or onsite at a Redwood Neighborhood(s).

  • Punctuality and consistent attendance are essential for success in this role, and employees must adhere to set start times and assigned schedules.

  • Must be available for scheduled on‑call shifts, including evenings, weekends, and holidays.

  • Must have dependable transportation to travel between Redwood Neighborhoods and respond to emergency maintenance requests.


Work Environment:


  • Work is performed in both indoor and outdoor environments, with regular exposure to heat, cold, rain, snow, and damp conditions.

  • May be exposed to hazards such as chemicals, electrical systems, machinery, and tools.

  • May occasionally be exposed to low-level noise from power tools and equipment.
