LOCATION: Brooklyn Center, MN - near Topgolf | SCHEDULE: Monday-Friday, 8:00 AM-4:30 PM | PAY: $25-$30/hour, depending on experience | HOURS: Guaranteed 40 hours per week | REQUIRED: Bilingual English/Spanish

Position Overview

We are seeking a dependable, hands-on Maintenance Technician for an unnamed 128-unit apartment community in Brooklyn Center, Minnesota, near Topgolf.

This is a full-time, year-round position with a guaranteed 40-hour workweek. The ideal candidate is a well-rounded maintenance professional or experienced handyman who is comfortable with day-to-day apartment maintenance, apartment turns, painting, basic plumbing and electrical repairs, general troubleshooting, and legitimate after-hours maintenance emergencies.

The Maintenance Technician reports directly to the onsite Property Manager. The Property Manager handles primary resident communication and property-management responsibilities, allowing the technician to focus primarily on maintaining the apartments, buildings, common areas, and mechanical systems.

Primary Responsibilities

• Complete resident maintenance work orders in a timely, professional manner.
• Perform the majority of apartment turnover work between residents, with additional vendor support used as needed.
• Patch and repair drywall, paint apartments, and complete general carpentry, handyman repairs and Pool Maintenance.
• Perform basic plumbing repairs, including toilets, faucets, disposals, minor leaks, drains, shutoffs, and similar items.
• Perform basic electrical maintenance, including replacing switches, outlets, and fixtures and troubleshooting minor electrical issues within the employee's scope.
• Replace and troubleshoot basic appliances, fixtures, hardware, blinds, doors, and other apartment components.
• Perform daily boiler checks during the heating season and identify potential issues. Outside vendors handle boiler service and major repairs.
• Assist the Property Manager with preventive maintenance, routine inspections, and identifying future maintenance needs.
• Maintain common areas, mechanical areas, and the exterior of the property; perform basic property cleanup as needed.
• Identify repairs requiring a licensed or specialized contractor and communicate those needs to the Property Manager for vendor approval or dispatch.
• Occasionally pick up maintenance materials and supplies from Menards, hardware stores, or other local suppliers.
• Keep the Property Manager informed of completed work, outstanding work orders, and maintenance concerns.
• Serve as the primary after-hours maintenance contact and respond to legitimate property emergencies during nights and weekends.

Qualifications

• Bilingual and fluent in both English and Spanish is required.
• General handyman, apartment maintenance, construction, or similar relevant experience.
• Experience with apartment turns and painting is preferred.
• Working knowledge of basic plumbing and electrical repairs and Gas Stove Hookups
• General mechanical aptitude and the ability to troubleshoot maintenance problems.
• Ability to recognize when a repair requires a licensed or specialized contractor.
• Professional, respectful, and courteous when entering occupied apartments and interacting with residents.
• Dependable, organized, and able to work independently.
• Valid driver's license, reliable transportation, and the ability to occasionally use a personal vehicle for local supply pickups.
• Ability to safely operate common hand and power tools.

Formal apartment-maintenance experience is preferred but not required. We are open to an experienced handyman or tradesperson with the right combination of skills, reliability, and willingness to learn.

Schedule and After-Hours Responsibilities

Regular schedule: Monday-Friday, 8:00 AM-4:30 PM. This position is guaranteed 40 hours per week.

The Maintenance Technician is the primary after-hours maintenance contact and must be reasonably available to respond to legitimate property emergencies during nights and weekends. Routine resident requests are handled through the onsite Property Manager and should generally be completed during normal business hours.

All after-hours work will be compensated according to company policy and applicable wage and overtime requirements.

Living onsite is not required. No specific residence-distance requirement applies; the employee must simply be able to respond within a reasonable amount of time when a legitimate after-hours emergency occurs.

Physical Requirements

• Lift and carry approximately 50 pounds.
• Regularly climb stairs and ladders.
• Bend, kneel, reach, and work in maintenance and mechanical areas.
• Safely operate hand and power tools.
• Work indoors and outdoors in Minnesota weather conditions.

Compensation and Benefits

• $25-$30 per hour, depending on experience and qualifications.
• After-hours work compensated according to company policy and applicable wage and overtime requirements.
• Basic maintenance tools provided.
• Optional rent discount of up to 50% may be available for the right candidate who chooses to live onsite; onsite living is not required.
• Stable, year-round position working primarily at one apartment community.

We are looking for someone dependable, responsive, and capable of figuring things out. The right candidate does not need to be a licensed plumber, electrician, or HVAC technician. We want someone with broad maintenance and handyman skills who can handle everyday repairs, keep apartment turns moving, troubleshoot problems, recognize when work is beyond their scope, and work well with the Property Manager and residents.

Reliability and communication are just as important as technical experience.
