WPM Real Estate Management is seeking an experienced Service Manager to lead maintenance operations at Lofts at Yard 56 in Baltimore. You will oversee daily maintenance tasks, schedule contractors, manage work orders, and coordinate resident requests to ensure timely resolutions.

Ideal candidates have at least 5 years in residential multifamily or facility maintenance, HVAC certification, and hands-on skills in HVAC, plumbing, electrical, and carpentry.

Qualifications

• HVAC certification required; CAM-T strongly preferred.
• Minimum 5 years in residential multifamily or facility maintenance.
• Hands-on proficiency in HVAC, plumbing, electrical, carpentry; strong safety focus.
• Able to manage work orders, coordinate vendors, and lead maintenance teams.

Responsibilities

• Diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and general maintenance tasks.
• Manage unit turnover and move-in/move-out processes.
• Oversee work order systems with timely updates.
• Conduct regular property inspections and address maintenance needs.
• Coordinate and schedule contractors, vendors, and third-party services.
• Perform routine preventative maintenance to extend asset life.
• Collaborate with the Property Manager on updates and progress.
• Ensure compliance with company policies, safety standards, and goals.

Job description

WPM is seeking an experienced Service Manager to lead the maintenance operations at Lofts at Yard 56.

The Service Manager will oversee daily maintenance operations, schedule and manage contractors and vendors, handle work orders and apartment turns, and ensure resident concerns are addressed promptly. Previous residential maintenance management experience is required.

$36/hourly starting based on experience

Schedule: Monday-Friday 8:00AM - 4:00PM, Emergency on-call required every other week

Key Responsibilities

• Diagnose and perform repairs in HVAC, electrical, plumbing, carpentry, drywall, flooring, and general maintenance
• Manage unit turnover and move-in/move-out processes
• Oversee work order systems, ensuring timely completion and accurate updates
• Conduct regular property inspections to identify and address maintenance needs
• Coordinate and schedule contractors, vendors, and third-party services
• Execute routine preventative maintenance to extend equipment and property life
• Collaborate with the Property Manager on project updates, unit turns, and work order progress
• Ensure compliance with company policies, safety standards, and operational goals

Required Knowledge, Skills & Abilities

• HVAC Certification required, CAM-T strongly preferred
• Heat Pump experience required
• Proficiency in plumbing, electrical, and carpentry
• Knowledge of OSHA safety rules and regulations
• Strong time management and prioritization skills
• Excellent written and verbal communication abilitiesSuperior customer service skills, with professionalism in handling resident concerns
• Comfort with technology and work order management systems
• Valid driver’s license and reliable transportation required

Education & Experience

• High School Diploma or equivalent
• Minimum 5 years of experience in residential multifamily or facility maintenance
