Job Description
- Ensure the physical condition of the property is maintained according to company operating and safety standards.
- Ensure that service requests and repairs are performed correctly and in a timely manner.
- Organize and prioritize service requests and general maintenance tasks.
- Diagnose, repair, and maintain pools, pool equipment, HVAC equipment, roofs, lighting, fountains, pumps, motors, fans, plumbing, appliances, boilers, heaters, electrical devices, door locks, drywall, painting, carpentry, electrical components, and other tasks related to preparing apartment units for occupancy.
- Be observant of any problems that could be hazards or potentially dangerous for staff, guests, and residents, and perform general maintenance repair tasks without endangering yourself or team members.
- Oversee turnkey operations by ensuring vacant units are made rent-ready in a timely manner.
- Supervise outside contractors related to all maintenance aspects of the community.
- Work in various weather conditions, including extreme temperatures, rain, snow, and heat.
Management
- Conduct daily huddles with team members, assign daily schedules, tasks, etc.
- Monitor each team member's daily duties, task completion times, volume, and performance standards.
- Maintain a preventive maintenance program to minimize emergency repairs, service requests, and outside contractor utilization.
- Maintain a complete inventory of supplies and tools for service and maintenance.
- Purchase supplies as needed using standard purchase order systems and bidding procedures.
- Follow and promote safety regulations and standard operating procedures to ensure a safe working environment.
- Participate in company training and meetings as required.
- Adhere to all Fair Housing laws.
- Procure bids and evaluate vendor contracts.
- Keep Property Manager and leasing office informed through verbal and written communication about maintenance and procurement needs.
- Inspect the property regularly, record deficiencies, and work with the Property Manager to address issues within budget.
- Assist with budget preparation and review.
- Develop property budgets, marketing plans, and re-forecasts with the Property Manager.
- Implement preventative maintenance programs for the property and equipment.
- Work any day of the week, including overtime and on-call emergencies, as scheduled.
Specific Knowledge, Skills, Licenses, Certifications, etc.
- High school diploma/GED and completion of a craft apprenticeship or equivalent experience.
- Proficiency with maintenance supplies, equipment, and tools.
- Knowledge of plumbing, electrical, and general maintenance practices.
- Understanding of occupational hazards and safety procedures.
- Ability to understand verbal and written instructions in English.
- Ability to work independently or in a team.
- Experience with HVAC, roofing, carpentry, plumbing, and electrical systems.
- Valid driver’s license and car insurance as required by law.
