Job summary

The Mahaffey Company is seeking a Maintenance Supervisor to oversee maintenance, housekeeping, and grounds operations on property. You will report to the Executive Director and lead a team ensuring timely, safe, and cost-effective service.

Responsibilities include supervising work orders, coordinating turnovers, communicating project updates, and maintaining budgets. This role requires EPA/HVAC certification, a valid license, and flexible hours including weekends.

  • Promote positive relationships among Maintenance, Grounds, Housekeeping, Office staff, Residents and Visitors.
  • Prepare written reports and maintain a safe maintenance shop and equipment.

Position Overview

In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Executive Director. The Supervisor should display a proactive, positive attitude and perform all job functions as described below.

FLSA Status: Full-Time, EXEMPT



Position Overview

The primary responsibility of the Maintenance Supervisor position is to oversee and supervise all aspects of maintenance, housekeeping and grounds functions at the property. In this role, the individual should maintain a positive rapport with co-workers, residents and provide a high level of detailed follow-up with the Executive Director. The Supervisor should display a proactive, positive attitude and perform all job functions as described below.



Essential Job Functions And Responsibilities


  • Scheduling and supervising daily work orders and projects.

  • Scheduling the vacant apartment turnover work and coordinating same with the Housekeeping staff, Maintenance staff, Grounds staff, etc.

  • Communicating with Executive Director, Grounds Supervisor and Housekeeping on projects, property situations and property problems.

  • Promoting a positive relationship among Maintenance, Grounds, Housekeeping, Office staff, Residents and Visitors.

  • Following up on any recurring or ongoing maintenance problems and addressing any preventative maintenance needs.

  • Ordering and management of all maintenance supplies and equipment.

  • Adhere to and maintain yearly budget working with the Executive Director.

  • Negotiating with the contractors and suppliers.

  • Interviewing Maintenance position applicants with the Executive Director.

  • Advising Maintenance and Management Staff as to your whereabouts during the day.

  • Overseeing the performance of all Maintenance staff and assisting staff as needed.

  • Promptly report any injuries, discipline problems and maintenance concerns with the Executive Director.

  • Assisting the on-call Maintenance employee in the case of a serious emergency and performing works orders as necessary.

  • Supervise all Maintenance and Housekeeping staff to ensure they are following safe work habits in order to prevent on-the-job injuries while adequately performing their duties.

  • Preparing written reports and other documents as directed by Executive Director.

  • Maintaining a safe and injury-free maintenance shop and equipment.

  • Conducting monthly Tool Box meetings with entire staff.

  • Supervising all water line breaks and electrical repairs that are performed on the property.

  • Uses discretion and maintains confidentiality of co-workers, management, owners, past and current residents, and vendors.

  • Working regular shifts and additional hours, when necessary, as directed by the Executive Director.

  • Following safe workplace rules and practices in order to prevent on-the-job injuries.

  • Adheres to established regulations related to the Fair Housing Act.

  • Maintains consistent and timely attendance, sets an example for their co-workers in punctuality.

  • Performs other job-related duties as assigned.



Knowledge, Skill And Abilities


  • EPA Universal/ HVAC certifications required

  • Word/Excel/General computer skills are required

  • MAC computer experience preferred

  • Ability to work a flexible schedule, including weekends; Monday through Sunday, 9am – 6pm

  • Ability to resolve resident concerns while maintaining a friendly and professional demeanor

  • Ability to write and communicate professionally

  • Ability to apply sound decision-making

  • Ability to demonstrate teamwork by assisting co-workers

  • Ability to communicate professionally and adapt interpersonal skills to a variety of audiences

  • Must have a valid Driver’s License

  • Stand, walk, sit, use hands and fingers to handle, feel or grip, and reach with hands and arms while performing standard duties.

  • Frequently required to climb stairs, walk, talk, hear, and drive a golf cart while on the property.

  • Occasionally lift and/or move up to 60 lbs.

  • Frequently use common office equipment, telephone, computer, keyboard, mouse, two-way radio, and variety of different keys.



Position Specifics & Benefits


  • Full-time position; Monday through Friday 8:00 a.m. – 5:00 p.m.

  • 96 hours PTO accrued each year for first two years of service

  • 136 hours of PTO each year after two years and above

  • 176 hours of PTO accrued each year after 7 years of service

  • Health/Dental/Vision/Life Insurance available after 60-day waiting period

  • Good background required

  • 90-day probationary period
