Southern Management Companies is seeking an Apartment Maintenance Service Technician (M3/M4) for full-time work in Bladensburg, MD. You will diagnose and repair systems across electrical, plumbing, carpentry, tiling, and general building components to meet company standards and code requirements.

You will perform preventive maintenance, document work orders, manage a rotating Saturday schedule, and use technology to track tasks.

What we are looking for:

No on-call responsibilities!

We're looking for someone with skills in electrical, plumbing, carpentry, and ceramic tile repair. Candidates should have strong troubleshooting abilities, excellent customer service skills, experience with preventive maintenance and apartment turns, and be comfortable using technology in a fast-paced environment. Ability to maintain neat and accurate records. A valid driver's license, reliable transportation, and availability for a rotating Saturday schedule are required.

We're seeking a Service Technician with a whatever-it-takes approach to join our team! In this full-time role, you'll be responsible for ensuring the physical asset meets both company standards and applicable laws. As technician, you'll diagnose problems and make repairs. You will provide hands‑on trouble‑shooting in areas such as HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, tiling, masonry and appliances.

What we expect from you:

• Address, follow up and document service requests
• Assist with inventory maintenance
• Diagnose heat problems and repair or replace components, as needed
• Perform preventive maintenance on fan coil and convector HVAC units
• Complete additional preventive maintenance inspections as scheduled
• Participate in on-call rotation as scheduled
• Ensure all work and documentation comply with internal quality control standards
• Maintain personal supply of tools as designated by SMC's Tool Checklist

  • Install, repair and replace drain, waste, and vent piping of all materials
  • Perform preventive maintenance on electric and gas‑fired water heaters
  • Repair and replace domestic water pipes up to ¾", including valves
• Repair and replace wood cabinets, counter tops and vanities
• Caulk doors, windows and floors
• Install and repair closet doors
• Install patio door rollers, locks, Charlie bars, security pins and patio screen rollers
• Install thresholds
• Repair and replace floor tile, sheet vinyl and wood floors
• Repair and replace wooden trim and vinyl cove base, chair rail, quarter round and crown molding
• Repair and replace underlayment and sub‑floor
• Repair and replace wood framing members

  • Remove and replace grout and caulking
  • Repair and replace ceramic tiles on walls and floors

What's required from you:

• One year of experience in maintenance related field(s)
• Successful completion of Basic Electric class offered at SMC internal training facility
• Successful completion off all other basic maintenance classes offered internally and all on‑the‑job training within one year of hire date

Pay Rate:

starting range $15.50 - 25.38/hr
