Southern Management Corporation in Oxon Hill, Maryland, is seeking an Apartment Maintenance Service Technician (M3) to diagnose and repair HVAC, electrical, plumbing, carpentry, drywall, and related systems for our community assets.

The role is regular full-time with on-call rotation; candidates must have strong troubleshooting skills, a solid safety mindset, and the ability to document work and maintain tools per SMC standards. Three years of maintenance experience required.

Qualifications

• Three years of maintenance-related experience required.
• Successful completion of Basic Electric class offered at SMC internal training facility.
• Completion of all other basic maintenance classes offered internally and all on-the-job training within one year of hire date.

Responsibilities

• Diagnose problems and perform repairs to community assets.
• Provide hands-on and troubleshooting in HVAC, electrical, plumbing, carpentry, drywall, exterior structure, tiling, masonry and appliances.
• Address service requests and document, maintain parts inventory.
• Participate in on-call rotation.
• Ensure compliance with internal quality standards.
• Maintain tools as designated by SMC's Tool Checklist.
• Contribute to community and company engagement.

What we are looking for:

Must have strong background in plumbing, electrical systems, carpentry, and HVAC. The ideal candidate will possess excellent troubleshooting abilities and a strong commitment to delivering outstanding customer service. This position includes a rotating on-call schedule, and candidates must have reliable transportation to and from work. Bilingual (Spanish) skills are a plus.

WHAT WE ARE LOOKING FOR:

We're seeking a Service Technician with whatever-it-takes approach to join our team! In this full-time role, you'll be responsible for ensuring the physical asset of the community meet both the company standards and applicable laws. As technician, you'll be diagnosing problems and making repairs. You will provide hands on and trouble-shooting in areas such as HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, tiling, masonry and appliances.

WHAT WE EXPECT FROM YOU:

• Address, follow up and document service requests
• Maintain an inventory of adequate supplies
• Diagnose HVAC problems and repair or replace components, as needed
• Perform preventive maintenance on fan coil and convector HVAC units
• Complete additional preventive maintenance inspections as scheduled
• Participate in on-call rotation as scheduled
• Make repairs to grounds and drainage
• Ensure all work and documentation comply with internal quality control standards
• Maintain personal supply of tools as designated by SMC's Tool Checklist
• Address emergency maintenance as neededPerform other duties as assigned by manager or supervisor
• Contribute to community and company engagement efforts

• Electrical
  • Safely complete work on 277 Volts -- 200 Amps not connected to a main bus
• Plumbing
  • Unclog drains of all types
  • Repair and replace all plumbing and trim fixtures and their components
  • Repair and replace drain, waste, and vent piping of all material
  • Repair and replace electric water heaters and gas waters heater up to 199,999 BTU
  • Repair and replace domestic water pipes up to three inches, including valves
• Repair and replace wood cabinets, counter tops and vanities
• Caulk doors, windows and floors
• Repair and replace interior and exterior doors, and hardware
• Install patio door rollers, locks, Charlie bars, security pins and patio screen rollers
• Install thresholds
• Repair and replace floor tile, sheet vinyl and wood floors
• Repair and replace wooden trim and vinyl cove base, chair Rail, quarter round and crown molding
• Repair and replace underlayment and sub-floor
• Repair and replace wood framing members
• Ceramic/Drywall
  • Remove and replace grout and caulking
  • Repair and replace ceramic tiles on walls and floors
  • Repair and replace drywall
  • Install bathroom fixtures
  • Properly address moisture-damaged materials

What's required from you:

• Three years of experience in maintenance related field(s)
• Successful completion of Basic Electric class offered at SMC internal training facility
• Successful completion off all other basic maintenance classes offered internally and all on-the-job training within one year of hire date

Pay Rate:

$18.35 - $25.38
