Job summary

SMC is seeking a Service Technician to ensure community assets meet company standards and legal requirements. The role involves diagnosing issues, performing repairs, and hands-on maintenance across HVAC, electrical, plumbing, carpentry, drywall, and more.

Ideal candidates have extensive maintenance experience, strong safety awareness, and excellent communication. The position is full-time with on-call rotation and equipment responsibility at our Laurel, MD location.

Qualifications

• Minimum seven years of maintenance-related experience.
• Ability to lift up to 80 pounds and carry.
• Experience with HVAC, electrical, plumbing, carpentry, and drywall.
• Strong safety awareness and ability to document work.
• Excellent customer service and communication.

Responsibilities

• Address, follow up and document service requests.
• Maintain an inventory of adequate supplies.
• Diagnose HVAC problems and perform repairs.
• Perform preventive maintenance on HVAC units.
• Complete additional preventive maintenance inspections as scheduled.
• Participate in on-call rotation as scheduled.

WHAT WE ARE LOOKING FOR:

We're seeking a Service Technician with whatever-it-takes approach to join our team! In this full-time role, you'll be responsible for ensuring the physical asset of the community meet both the company standards and applicable laws. As technician, you'll be diagnosing problems and making repairs. You will provide hands on and trouble-shooting in areas such as HVAC, electrical, plumbing, carpentry, dry walling, exterior structure, tiling, masonry and appliances.

WHAT WE EXPECT FROM YOU:

• Address, follow up and document service requests
• Maintain an inventory of adequate supplies
• Diagnose HVAC problems and repair or replace components, as needed
• Perform preventive maintenance on fan coil and convector HVAC units
• Complete additional preventive maintenance inspections as scheduled
• Participate in on-call rotation as scheduled
• Make repairs to grounds and drainageEnsure all work and documentation comply with internal quality control standards
• Maintain personal supply of tools as designated by SMC's Tool Checklist
• Address emergency maintenance as needed
• Perform other duties as assigned by manager or supervisor
• Contribute to community and company engagement efforts

• Electrical
  • Safely complete work on 277 Volts -- 200 Amps not connected to a main bus
• Plumbing
  • Unclog drains of all types
  • Repair and replace all plumbing and trim fixtures and their components
  • Repair and replace drain, waste, and vent piping of all material
  • Repair and replace electric water heaters and gas waters heater up to 199,999 BTU
  • Repair and replace domestic water pipes up to three inches, including valves
• Carpentry
  • Repair and replace wood cabinets, counter tops and vanities
  • Caulk doors, windows and floors
  • Repair and replace interior and exterior doors, and hardware
  • Install stair treads
  • Install patio door rollers, locks, Charlie bars, security pins and patio screen rollers
  • Install thresholds
  • Repair and replace floor tile, sheet vinyl and wood floors
  • Repair and replace wooden trim and vinyl cove base, chair Rail, quarter round and crown molding
  • Repair and replace underlayment and sub-floor
  • Repair and replace wood framing members
• Ceramic/Drywall
  • Remove and replace grout and caulking
  • Repair and replace ceramic tiles on walls and floors
  • Repair and replace drywall
  • Install bathroom fixtures
  • Properly address moisture-damaged materials

• Seven years of experience in maintenance-related field(s)
• Completion off all basic maintenance classes and on-the-job training within one year of hire date
