AIR Communities is hiring an Apartment Maintenance Manager for the North Glen MacArthur community in Irving, TX. You will lead maintenance operations, oversee a small team, and ensure resident satisfaction through proactive service and preventive maintenance.

This role offers competitive compensation in the $85,000–$100,000 range annually, plus a 15% target bonus, on-site housing options, and a comprehensive benefits package. Flexibility to work evenings, weekends, and on-call shifts is required.

Qualifications

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team in customer service and asset maintenance.
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs) and on-call shifts.
• Comfort with physical activity and ability to move heavy equipment.
• Proficient reading, writing, and speaking English.

• Provide exemplary service to residents and team members.
• Manage all aspects of property maintenance including vendor relationships, service staff, preventive maintenance, apartment turns, and resident service requests.
• Communicate property maintenance and capital needs to management and ensure issues are addressed.
• Ensure compliance with AIR operating procedures, regulations and EH&S matters.
• Manage budget efficiently to maximize ROI while maintaining quality and service.

What We Offer

AIR offers attractive compensation packages that reward performance including:

• Expected pay rate of $85,000 - $100,000annually + 15% target bonus opportunity. You will be provided a pay rate that is in line with your skills and experience as they relate to the requirements of the job.

What You Will Do

• Lead and develop a team of 1+direct reports

• Manage all aspects of property maintenance which includes vendor relationships, service staff, preventative maintenance, apartment turns, and resident service requests
• Communicate property maintenance and capital needs to management and ensure maintenance and capital needs are addressed
• Ensure property follows / in compliance with AIRoperating procedures/guidelines, regulations, and other compliance matters including those related to Environmental Health & Safety
• Manage budget efficiently to maximize return on investment while maintaining highest level of quality and customer service

Qualifications

What You Have

• At least 3 years of experience with technical maintenance and facilities management in the property management industry.
• 1-3 years of experience leading a team of people in customer service and asset maintenance
• A reliable mode of transportation
• Ability to work a flexible schedule including evenings, weekends, 7-day work weeks (depending on community needs and seasonality), and on-call shifts (at least one week a month)
• Comfort with physical activity as you must be able and willing to move heavy equipment and machinery
• Ability to read, write, and speak English
