A Florida Multi-Family Housing Management Company is seeking a Maintenance Supervisor for luxury apartment living in (South) Tampa, Florida.

This is a full-time position based in Tampa, FL, offering career growth, excellent benefits, and competitive pay. The Maintenance Supervisor will oversee service requests and manage a team of maintenance technicians and housekeepers to maintain high-quality residential living. Key skills include executing repairs efficiently and effectively, along with the following responsibilities:

1. Supervision & Leadership
  1. Lead, train, and supervise maintenance technicians and housekeeping staff.
  2. Assign daily tasks and manage work orders using Rent Manager.
  3. Provide coaching and corrective actions as needed.
  4. Coordinate schedules and on-call rotations after 90 days.
2. Maintenance Operations
  1. Perform and supervise repairs related to HVAC, plumbing, electrical, carpentry, appliances, and grounds.
  2. Respond promptly to emergency and routine maintenance requests.
  3. Inspect units before move-in/move-out and coordinate necessary repairs.
3. Preventive Maintenance
  1. Develop and implement preventive maintenance schedules for all systems.
  2. Maintain logs and documentation of maintenance activities and replacements.
4. Vendor Management
  1. Source and oversee third-party contractors for specialized repairs.
  2. Review invoices and ensure satisfactory completion of work.
5. Inventory & Budget Control
  1. Monitor maintenance supplies and equipment.
  2. Order parts within budget constraints.
  3. Keep records of expenses and work performed.
6. Safety & Compliance
  1. Ensure compliance with safety regulations and building codes.
  2. Train staff on safety procedures and conduct safety inspections.
7. Communication & Reporting
  1. Maintain regular communication with property management regarding maintenance issues and improvements.
  2. Participate in daily maintenance meetings and provide reports for long-term planning.
8. Relations
  1. Handle concerns and complaints professionally.
  2. Complete work with minimal disruption.
  3. Be on-call at least once a month as per staff rotation.

We offer a quarterly bonus based on performance.
