Job summary

Woodmont Properties is seeking a Leasing Associate to lease apartment homes, coordinate move-ins, renewals, and resident events. You will handle inquiries, tours, applications, and documentation while maintaining CRM activity and promoting community offerings.

The role requires strong sales, customer service, and organizational skills to meet occupancy targets. You’ll work standard hours with possible weekend shifts and contribute to marketing efforts across properties.

• Customer Service – Manages difficult or emotional customer situations; responds promptly to customer needs.

Responsibilities

• Sell and close prospective residents on leasing apartments in the Community.
• Promptly respond to phone calls and emails from guests and current residents.
• Review unit availability daily.
• Walk standard tour path, vacant apartment homes and make-readies daily to ensure model apartments are ready for show.
• Gather information to learn about local community, surrounding community, and competition.
• Utilize guest card to ascertain the needs and qualifications of every guest.
• Lead guests to vacant and/or model apartments and discuss features meeting needs.
• Record all traffic in computer CRM program daily.
• Follow up with each guest a minimum of four times.
• Create applicant files and process applications within the required timeframe according to SOP.
• Verify qualifications of applicants.
• Present all applications to Community Manager for approval.
• Contact applicants to confirm approval or denial of application within 24 hours.
• Schedule lease signings within 24 hours of approval.
• Ensure applicants are set up properly in the computer, and that all monies are processed within 24 hours.
• Complete lease agreement and collect rental deposit.
• Inspect condition of premises periodically and arrange for maintenance.
• Participate in marketing events and outreach materials.
• Distribute flyers and letters to residents as needed.
• Shop competitive properties and assist in market comparisons.
• Record all resident correspondence and submit to manager for review.
• Promote Woodmont Properties communities and retention programs.
