Job description

LiveNjoy Residential is looking for a Lead Maintenance Technician to join our team!

This is a full-time position with compensation ranging based on experience and the size of the property. The Lead Maintenance role is responsible for overseeing and maintaining the physical property, general maintenance repairs, apartment make-ready, preventative maintenance, emergency maintenance, and construction / renovation projects.

Responsibilities :

  • Oversee maintenance staff, prepare weekly maintenance schedules, and allocate work to appropriate team members
  • Ability to efficiently prioritize and run multiple work orders or service requests daily
  • Coordinate, schedule, and perform preventative maintenance on equipment and units
  • Coordinate, schedule, and perform all make ready in a timely manner
  • Coordinate, schedule, and perform appropriate safety and skills training for maintenance employees
  • Inspect property daily to determine problems and necessary maintenance issues including monthly light checks and other safety related inspections.
  • Monitor inventory of materials and equipment and replenish as needed
  • Ability to examine, troubleshoot and repair / replace major appliances such as refrigerators, dishwashers, stoves, microwaves, washers, and dryers
  • Ability to examine, troubleshoot and repair / replace heating, ventilation, and air conditioning (A / C - condensers and air handling units), as well as perform preventative maintenance duties.
  • Ability to examine, troubleshoot and repair / replace common interior plumbing materials including kitchen, bathroom and water heaters. Common interior plumbing items include kitchen sink, faucet, tub, shower, including minor tile work etc.
  • Ability to examine, troubleshoot and repair / replace all major and minor pool items, pumps and understand how the system works and how to maintain the proper chemical levels.
  • Minor electrical repairs and replacement of light fixtures and related items
  • Ability to paint and fix all types of sheetrock repairs
  • Contribute to the development of the overall maintenance budget and ensure compliance at the property
  • Perform other duties assigned

Requirements :

  • 300 units and 4+ years experience as Lead Maintenance or related role
  • CPO and EPA certified
  • High School Diploma or Equivalent required
  • Must have a valid driver’s license
  • Bilingual is a plus, but not required
  • Must be flexible and dependable
  • Must be a team player

Physical Requirements / Working Conditions :

  • Prolonged periods of sitting, standing, and walking throughout the workday
  • Push, pull, bend, stoop, squat, kneel, climb stairs, and reach above shoulders
  • Must be able to lift and / or move up to 50 pounds
  • Must be able to work indoors / outdoors or in extreme weather conditions
  • Must be able to work weekends and / or evenings on a rotating schedule
