A Day in the Life of a Groundskeeper at TI Communities

As you step onto the property, the early morning light reveals what others might miss: a wrapper by the leasing office, a loose piece of fencing, and leaves collecting near the stairwell. You make a mental note, grab your tools, and get to work.

With your gloves on and your cart stocked, you start your rounds. You move from building to building, walkway to walkway, with purpose. A stray piece of trash is gone before anyone sees it. You sweep a breezeway, straighten a bench, and check the condition of the trash enclosures. You know that clean spaces send a message; that residents are valued and their home is respected.

Mid-morning, you help the maintenance team by delivering supplies to a unit turn or assisting with removing old furniture from a move-out. You’re a key part of the operations team, in the rhythm of everyday.

By noon, you’ve walked the entire property, checked in with your supervisor, and even taken a moment to wave at a resident walking their dog. You know that a friendly hello goes just as far as a clean sidewalk in creating a great community.

In the afternoon, you help set up for a resident event or check on a playground repair. You water plants if needed, inspect the dumpster areas, and haul any remaining debris. You end the day the way you started - walking the property, proud of the difference you have made.

What You’ll Be Responsible For

• Maintaining the cleanliness of all exterior areas, including breezeways, sidewalks, parking lots, playgrounds, and dumpster enclosures
• Collecting and disposing of litter and debris throughout the day
• Monitoring and reporting safety or maintenance concerns to the Service Director
• Assisting with move-out trash removal, unit turns, and general maintenance support
• Helping with light touch-ups to keep common areas tidy and appealing
• Supporting resident events or property improvement projects as needed
• Ensuring tools and equipment are used safely and stored properly
• Being a consistent, friendly presence on-site and part of the overall resident experience

What You Bring to the Team

• A strong work ethic and reliability—you show up and follow through

• Willingness to work outdoors in all weather conditions
• Ability to walk the property, lift trash bags, and use basic hand tools
• A team-first attitude and respect for residents and coworkers
• Previous experience in property or groundskeeping is preferred but not required
