POSITION TITLE: Maintenance Technician
REPORTS TO: Maintenance Supervisor
STATUS: Temp-to-perm

JOB OVERVIEW:

  • Full-Time Contract Maintenance Tech. Client intends to hire permanently after 90 days.
  • Location: Rio Rancho, NM
  • Shift: Monday – Friday, 8 AM – 5 PM. Full schedule attendance is required.
  • Responsibilities include:
  • Performing general maintenance tasks such as painting, plumbing, electrical work, property grounds upkeep, and inventory management.

Rate: $19.00/hour. Permanent employees may receive an apartment arrangement.

ESSENTIAL JOB FUNCTIONS:

The Maintenance Technician performs repairs and upgrades to apartment communities, including electrical, plumbing, painting, and lawn maintenance. May be on call for emergencies and work irregular hours. Upon permanent hire, eligible for reduced rent.

DUTIES AND RESPONSIBILITIES:

  • Complete maintenance projects with minimal supervision per company policies and supervisor directions.
  • Assist with maintenance administration, including inventory tracking and record keeping (e.g., mold, mildew, pool logs).
  • Maintain high customer service standards for prospects, vendors, and internal departments.
  • Ensure compliance with safety standards, laws, and regulations (Fair Housing, Landlord-Tenant, Building Codes, OSHA, EEOC).
  • Record and submit employee work hours accurately and timely.

Core tasks include but are not limited to:

  • Plumbing: Repair fixtures, replace/install faucets, toilets, water heaters, garbage disposals, dishwashers, refrigerators, and washing machines.
  • Electrical: Repair/replace switches, fuses, outlets, troubleshoot appliances and lighting, ceiling fans, HVAC, garage doors.
  • Painting & Drywall: Apply paint, perform touch-ups, repair walls.
  • HVAC: Maintain and repair heating, ventilation, and air conditioning systems.
  • Property Exterior: Maintain curb appeal by trash pickup, outdoor repairs, mowing, weeding, trimming, watering, and lighting.

ATTENDANCE:

Must work scheduled hours, attend training, and respond promptly to work orders. Flexibility for schedule and location changes is required.

MINIMUM JOB REQUIREMENTS:

  • High school diploma or equivalent; college or trade school preferred.
  • Relevant certifications (e.g., HVAC, CPO) are a plus.
  • 1-2 years industry experience or 3 years general maintenance experience.
  • Proficient in electrical, plumbing, appliance repair with hands-on skills.
  • Knowledge of environmental hazards (asbestos, lead, mold, radon).
  • Available for on-call duty and prompt response to work requests.
  • Excellent attendance and punctuality.
  • Organizational and time management skills.
  • Valid driver’s license and insurance.
  • Ability to read, write, and speak English; familiarity with Microsoft Suite and property management software.
  • Willingness to learn and grow in the role.

PHYSICAL REQUIREMENTS:

  • Constant activity involving standing, bending, crouching, pushing, pulling, lifting/moving heavy objects, climbing ladders or stairs.
  • Manual dexterity for operating small equipment.
  • Normal hearing, vision, and depth perception.
  • Use of safety equipment (belts, goggles, masks, gloves).
