Job summary

Mapletree seeks an asset management professional to formulate and execute strategies across its real estate portfolio. You will oversee budgets, NOI tracking, and fund performance while coordinating divestment/acquisition initiatives and collaborating with the US investment team.

The role requires strong Excel/MRI/Argus skills, a real estate or finance background, and the ability to work in a fast-paced environment in Chicago. Office four days a week with potential discretionary bonus.

Qualifications

  • 1+ years’ asset management or portfolio management experience.
  • Degree in Real Estate, Building, Business, Finance or Engineering or equivalent.
  • Strong Excel and PowerPoint skills; ability to work under deadlines.

Responsibilities

  • Prepare and manage annual budgets and reports for asset performance, leasing, and collections.
  • Track NOI and distributable income, perform scenario analyses.
  • Assist with divestment/acquisition initiatives including cash flow analysis.
  • Maintain Argus portfolio files and update revenue/expenses for performance analyses.
  • Gather market intelligence to ensure competitiveness of products and services.
  • Coordinate with Treasury on loan pools and cashflow for capital needs.
  • Assist with IPO REIT modeling and fund exit evaluations.
  • Prepare investor reports and respond to investor questions.

The Role

You will be responsible for formulating and executing asset management strategies and plans for the real estate portfolio, including marketing strategies to optimise income and realise the highest value of our assets.

Job Responsibilities
  • Preparing and managing annual budgets and reports which cover the financial performance of the asset, leasing status, and rental collection.
  • Responsible for fund performance tracking (NOI and Distributable Income) flows against fund underwriting and perform scenario analysis on fund projections as required.
  • Assist with divestment/acquisition related initiatives such as cash flow analysis and manage impact to fund distributions.
  • Manage Argus portfolio files and updates to revenue, operating and non-operating expenses to produce accurate and up-to-date performance analyses
  • Manage market intelligence and collating global market / industry information to ensure competitiveness of the Company’s products and services.
  • Assist with financing-related processes and coordinate with Treasury team with regards to loan pools and managing optimal cashflow for drawdown of facilities for capital requirements.
  • Support fund exit evaluation, work with US investment team to build IPO REIT model under various scenarios for identified exits.
  • Prepare investor reports / address investor questions and IC meetings.
  • Assist with annual valuation process
Job Requirements
  • Degree in Real Estate, Building, Business, Finance, Engineering or its equivalent. Working knowledge of Accounting preferred.
  • 1+ years’ experience in asset management or portfolio management with good knowledge of the industrial markets.
  • A good team player, possess a high level of initiative, hands-on, resourceful, strong communication and interpersonal skills, and able to work independently in a fast-paced environment.
  • Ability to work under the pressure of deadlines and juggle multiple workflows
  • Deep experience with Excel and Powerpoint
  • Experience with Argus and MRI will be an advantage.
  • Ability to be in office 4 days a week.
Compensation Data

The annual base compensation range for this role sits between: $75,000 - $85,000

This range is representative of the starting base salaries for this role at Mapletree. Compensation offers are based on a wide range of factors including previous work experience, specific industry experience, relevant skills, training and, where applicable, certifications and licenses obtained. Market and organizational factors are also considered. Candidates hired to work in other locations will be subject to the pay range associated with that location. In addition to salary and a competitive employee benefits package, candidates may also be eligible to receive a discretionary bonus.
