Job summary

Qualifications

  • Bachelor’s degree in real estate or related field and 1–3 years underwriting or acquisitions experience.
  • Experience in industrial acquisitions, development, and finance is preferred.
  • Strong analytical and detail-oriented capabilities.

Responsibilities

  • Develop and expand relationships with brokers, landowners, developers, and municipalities.
  • Perform financial modeling and valuation analyses for acquisitions and ground-up development.
  • Evaluate investment opportunities using market data, comps, site characteristics, and entitlements.
  • Prepare investment memorandums and materials for senior leadership and investment committee.
  • Coordinate due diligence including zoning, environmental reports, and surveys.
  • Collaborate with cross-functional teams across acquisitions, development, construction, leasing, and capital markets.
  • Interface with brokers, engineers, and municipal agencies during projects.
  • Support LOI negotiations and purchase agreements; integrate AI tools to improve workflows.

Department: Acquisitions and Development

Reports to: Director / Market Leader – Southeast

Experience: 1-3 years of relevant underwriting, acquisitions, development, and/or real estate finance experience

We are seeking a highly motivated Analyst who thrives on identifying new opportunities, building relationships, and executing transactions. Working directly alongside local leadership, you will play a critical role in sourcing industrial land opportunities, underwriting acquisitions, and supporting development projects from pursuit through lease-up.

Key Responsibilities

  • Develop, maintain, and expand relationships with brokerage firms, landowners, developers, municipalities, and other industry professionals to generate both marketed and off-market opportunities.
  • Perform advanced financial modeling, underwriting, and valuation analyses using Excel and ARGUS for industrial acquisitions and ground-up development opportunities.
  • Evaluate investment opportunities by analyzing market fundamentals, comparable transactions, site characteristics, entitlement considerations, development costs, and projected returns.
  • Prepare investment memorandums, acquisition recommendations, financial analyses, and presentation materials for senior leadership and investment committee review.
  • Coordinate and support due diligence activities including zoning, entitlement review, environmental reports, title, surveys, geotechnical studies, and third-party consultant management.
  • Collaborate closely with acquisitions, development, construction, leasing, accounting, legal, and capital markets teams throughout the investment lifecycle.
  • Interface with brokers, architects, engineers, contractors, consultants, and municipal agencies throughout acquisitions and development projects.
  • Support negotiations of Letters of Intent, Purchase and Sale Agreements, Request for Proposal responses, and other transaction-related documentation.
  • Integrate AI tools into day-to-day workflows to enhance market research, financial analysis, document preparation, and communication, increasing productivity and reducing turnaround times.

Knowledge and Skills

  • Advanced financial modeling and underwriting capabilities utilizing Excel.
  • Experience with ARGUS Enterprise preferred.
  • General understanding of industrial acquisitions, land valuation, and ground-up development fundamentals.
  • Strong analytical, organizational, and problem-solving skills with exceptional attention to detail.
  • Excellent written, verbal, and presentation skills.
  • Entrepreneurial mindset with the ability to work independently while managing multiple active opportunities and competing priorities.
  • Strong relationship-building skills with the ability to establish credibility with brokers, landowners, and industry professionals.

Education and Experience

  • Bachelor’s Degree from an accredited university.
  • 1-3 years of experience in acquisitions, investments, leasing, development, underwriting, or commercial real estate finance.
  • Experience underwriting acquisitions and supporting transactions from initial evaluation through closing.
  • Exposure to industrial development, entitlements, and due diligence is highly preferred.
