Job summary

Newbury Residential, Inc. seeks a Community Manager to lead the daily operations of a thriving apartment community in Columbia, TN. You will drive leasing, resident satisfaction, financial performance, and property operations while creating a welcoming environment for residents and staff.

You'll oversee leasing, recruit and develop a high-performing team, and ensure accurate record-keeping, budget monitoring, and timely maintenance coordination.

Qualifications

  • Experience in leadership, customer service, or sales preferred.
  • Property management experience is a plus—but not required for the right candidate.
  • Strong communication and interpersonal skills; highly organized and able to multitask.
  • Comfortable using technology and learning new software; lead with professionalism.

Responsibilities

  • Drive leasing and marketing to maintain high occupancy and deliver an outstanding first impression for prospects.
  • Lead a team to deliver exceptional resident experiences and maintain a positive, accountable workplace culture.
  • Oversee resident relations, budget oversight, and property operations to ensure smooth daily results.
  • Ensure compliance with Fair Housing laws and applicable affordable-housing requirements.
  • Support community events and engagement to foster a welcoming environment.

About The Role

What You'll Do
Drive Leasing Success
  • Lead leasing and marketing efforts to maintain high occupancy.
  • Deliver an outstanding experience for every prospect from first contact through move-in.
  • Emphasize focus on closing techniques, follow-up, and relationship building.
  • Monitor leasing traffic, conversions, renewals, and resident retention.

Deliver An Exceptional Resident Experience

Keep Operations Running Smoothly
  • Oversee daily office operations and administrative responsibilities.
  • Monitor budgets, delinquency, and property performance.
  • Approve invoices and maintain accurate records.
  • Conduct regular property inspections to ensure excellent curb appeal and community standards.
  • Partner with maintenance to ensure timely completion of work orders and apartment turns.
Ensure Compliance
  • Follow Fair Housing laws and company policies.
  • Maintain accurate resident files and documentation.
  • Ensure all leasing and operational processes are completed accurately and on time.
Ensure Affordable Housing Compliance
  • Oversee applicant eligibility, income and asset documentation, certifications, recertifications, and resident file accuracy.
  • Ensure rents, income limits, utility allowances, and applicable program requirements are properly followed.
  • Review files for accuracy and completeness before submission to the compliance team.
  • Track annual recertifications and other required compliance deadlines to ensure they are completed on time..
  • Work closely with the compliance team to resolve file corrections and compliance findings promptly.
  • Maintain confidentiality and accurate documentation throughout the application, certification, and residency process.
  • Ensure the community remains in compliance with applicable programs, which may include LIHTC, HUD, Section 8 or other affordable housing requirements

Requirements
Necessary Special Requirements
  • Valid Driver’s License and reliable transportation
  • Ability to lift up to 25 pounds and navigate properties with stairs, uneven surfaces, or outdoor terrain
  • High school diploma or equivalent required; college degree in Marketing, Business, or related field a plus.
  • Ability to work flexible hours, including some evenings
