Affordable Housing Occupancy Coordinator

The Affordable Housing Occupancy Coordinator serves as the cluster-based compliance and certification lead within Abode Communities' Property Management division, responsible for the accuracy and timeliness of resident certification activity across a shared cluster of properties. Working within Abode Communities' specialist staffing model, the Occupancy Coordinator manages the full recertification cycle, including scheduling, resident interviews, and interim recertifications, prepares move-in files, and ensures timely and accurate responses to housing agency requirements across the Low-Income Housing Tax Credit, Housing Choice Voucher, and other regulatory programs governing the properties within the cluster.

The Occupancy Coordinator reviews rent and subsidy payment records posted by the Community Assistant and Community Rover to identify and resolve certification-related discrepancies, and maintains the documentation standards that keep each property in the cluster audit-ready. Because certification work is concentrated and time-sensitive, the role is structured to move with the work: the Occupancy Coordinator relocates its base of operations to whichever property in the cluster has active recertifications underway, with administrative coverage provided at other sites by the Community Assistant or Community Rover during that time.

Reporting to the General Manager, the Occupancy Coordinator works in close coordination with the Compliance Occupancy Specialists and Compliance Specialists on the Compliance and Regulatory Affairs team to ensure that property-level certification practices align with organizational compliance standards and applicable regulatory requirements. This is an individual contributor role with no direct reports.

Qualifications
  • High school diploma or equivalent required; coursework or certification in affordable housing compliance, property management, or a related field preferred.
  • A minimum of one to two years of experience in affordable housing occupancy, resident certification, or compliance-related property management work, or an equivalent combination of education and experience.

  • Ability to communicate certification requirements clearly and respectfully to residents from diverse backgrounds, including those with limited English proficiency, limited familiarity with housing compliance processes, or other barriers to understanding.
  • Ability to travel within Abode Communities' service area and to work on‑site at multiple properties within an assigned cluster, including relocating on‑site presence during periods of active recertification.
  • Valid California driver's license, reliable transportation, and proof of insurance.
