Job Description

The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Responsibilities include repairing flooring, drywall, appliances; troubleshooting and repairing plumbing, electrical, safety, security systems (lighting, locks, smoke/CO2 alarms, etc.), and HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep, etc.). The technician must perform all duties in accordance with company policies and safety protocols, supporting the overall objective of meeting client expectations within the operating budget.

Reliable transportation is required to fulfill job duties, including possible off-site training.

Pay: $22 / Hour

Duties and Responsibilities:

  1. Client Relations: Ensure property operations align with owner philosophies and client expectations.
  2. General Maintenance: Follow maintenance and preventative programs, ensure grounds and property aesthetics meet standards, assist with inspections.
  3. On-call/After Hours Response: Provide emergency maintenance services during evenings, weekends, and holidays.
  4. Unit Turnover: Inspect and repair vacant units, coordinate painting, replace appliances, and ensure timely turnover completion.
  5. Maintenance Equipment and Systems: Repair and maintain equipment, secure parts and supplies, keep inventory, wear uniform, and provide own small tools.
  6. Inspections: Prepare properties for NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders for compliance.
  7. Other: Enforce community rules, comply with Fair Housing Laws, maintain professional image, and communicate effectively.

Qualifications:

  • Minimum 1 year experience in maintenance, property management, hotel, facilities, or construction.
  • Proficient in compliance inspections (NSPIRE, MOR, TCAC, CALFHA).
  • High School diploma or equivalent; technical school or CAMT certification preferred.
  • Ability to wear a respirator and be medically cleared.
  • Proficient in English; basic computer skills; may need own tools.
