Multifamily Property Management
The Maintenance Technician is responsible for the upkeep and maintenance of apartment homes, buildings, and grounds. Duties include, but are not limited to: repairing flooring, drywall, and appliances; troubleshooting and repairing plumbing, electrical, safety, and security systems (lighting, locks, smoke/CO2 alarms, etc.); HVAC systems; painting (interior and exterior); and cleaning (sweeping, mopping, garden/yard upkeep, etc.). The technician must perform all duties in accordance with company policies and safety protocols, supporting the overall objective of meeting client expectations based on the operating budget and management agreement.

Duties and Responsibilities
1. Client Relations
- Implement the philosophies and wishes of the owner to ensure client objectives and expectations are met.
2. General Maintenance
- Adhere to maintenance programs for safety and proper property condition.
- Follow preventative maintenance guidelines.
- Maintain grounds and property aesthetics per policies.
- Assist with periodic inspections as required.
3. On-call/After Hours Response
- Provide emergency maintenance services during evenings, weekends, and holidays.
4. Unit Turnover
- Inspect and repair vacant units to ensure readiness for new tenants.
- Coordinate painting and appliance replacements as needed.
5. Equipment and Systems Maintenance
- Maintain community equipment and ensure proper storage.
- Keep maintenance areas organized and compliant with safety standards.
- Secure parts and supplies; maintain inventory within budget.
- Wear uniform and name badge; provide personal tools if applicable.
6. Inspections
- Prepare properties for regulatory inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
7. Other Duties
- Enforce community rules and regulations fairly.
- Comply with Fair Housing Laws.
- Maintain a professional appearance and conduct.
Qualifications
Minimum Requirements:
- At least 1 year of experience in a similar role or related fields.
- Experience with regulatory inspections (NSPIRE, MOR, TCAC, CALFHA).
- High School diploma or equivalent; technical certification preferred.
- Ability to wear a respirator and pass medical clearance.
- Proficient in English; basic computer skills; may need to provide personal tools.
