Job Description
The Maintenance Supervisor will lead and mentor the Maintenance Team, overseeing maintenance and capital improvement needs at an assigned FPI-managed site. The goal is to meet client expectations based on the operating capital budget and management agreement.

Compensation: $26 - $30 / Hour
DUTIES AND RESPONSIBILITIES
- Manage a team of maintenance personnel, including technicians, groundskeepers/porters, and housekeepers/cleaners.
- Implement daily and preventive maintenance programs for property safety and efficiency.
- Inspect the property and common areas daily for maintenance issues.
- Complete maintenance requests within 24 hours.
- Change air-conditioning filters biannually and upon apartment turnover.
- Inspect apartments semi-annually and perform repairs to ensure proper condition.
- Serve as on-call emergency maintenance during evenings, weekends, and holidays.
- Respond to after-hours lockout requests.
- Maintain equipment, tools, and inventory within budget, ensuring safety and orderliness.
- Prepare properties for regulatory inspections, including NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
- Follow all company policies and perform additional duties as assigned.
Qualifications
- At least 2 years of leadership experience in residential property management, facilities maintenance, hotel maintenance, or construction.
- Experience with regulatory inspections such as NSPIRE, MOR, TCAC, CALFHA, and stakeholder collaboration.
- High School diploma or equivalent; industry certifications preferred (CAMT, NAHMS, NAHMT).
- Ability to wear a respirator and pass medical clearance.
- Proficiency in English, computer skills (MS Office, Google Apps, property management software).
