Job Description
The Maintenance Supervisor will lead and mentor the Maintenance Team, overseeing the Maintenance and Capital Improvement needs of an assigned FPI-managed site, with the goal of meeting Client expectations within the operating capital budget and management agreement.

Responsibilities
- Lead and mentor maintenance personnel, including Technicians, Groundskeepers/Porters, Housekeepers/Cleaners.
- Implement daily and preventative maintenance programs to ensure property safety and economy.
- Inspect property and common areas daily for maintenance issues.
- Complete maintenance requests within 24 hours.
- Change air-conditioning filters biannually and upon apartment turnover.
- Perform semi-annual apartment inspections.
- Follow preventative maintenance schedules.
- Provide emergency on-call maintenance services during evenings, weekends, and holidays.
- Respond to after-hours lockout requests.
- Maintain and repair vacant apartments for move-in readiness.
- Ensure proper maintenance and safety of equipment and facilities.
- Maintain orderly shops and storage rooms, secure inventory and property equipment.
- Wear provided uniforms and supply necessary tools.
- Ensure timely completion of maintenance tasks to minimize labor costs.
- Prepare properties for regulatory inspections (NSPIRE, MOR, TCAC, CALFHA, etc.).
- Collaborate with city officials, financial institutions, and non-profit partners.
- Comply with all company policies and perform additional duties as assigned.
Minimum Qualifications
- At least 2 years' experience in a leadership role within residential property management, hotel maintenance, facilities, or construction.
- Experience with regulatory inspections (NSPIRE, MOR, TCAC, CALFHA, etc.).
- High School diploma or equivalent; industry certifications preferred.
- Ability to wear a respirator and be medically cleared for duty.
- Proficiency in English, computer skills (MS Office, Google Apps, property management software), and basic maintenance tools.
