Multifamily Property Management

The Maintenance Supervisor will lead and mentor the Maintenance Team, overseeing maintenance and capital improvement needs at an assigned FPI-managed site. The goal is to meet client expectations within the operating capital budget and management agreement.

  • Reliable transportation required, including possible off-site training.

Pay: $28/hour

Duties and Responsibilities
  • Manage maintenance personnel, including technicians, groundskeepers/porters, housekeepers/cleaners, and oversee performance management.
  • Implement daily and preventative maintenance programs to ensure property safety and economy.
  • Inspect the property and common areas daily for maintenance issues.
  • Coordinate and complete maintenance requests within 24 hours.
  • Change air-conditioning filters biannually and during apartment turnovers.
  • Inspect apartments semi-annually and follow preventative maintenance schedules.
  • Provide emergency maintenance services during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Perform maintenance on vacant apartments prior to move-in.
  • Maintain equipment, shops, and storage in compliance with safety standards.
  • Secure inventory, parts, and equipment properly.
  • Wear provided uniforms and supply necessary small tools.
  • Ensure timely completion of duties to minimize labor costs.
  • Prepare properties for regulatory inspections (NSPIRE, MOR, TCAC, CALFHA, etc.) and collaborate with stakeholders.
  • Comply with all FPI policies and perform additional duties as assigned.
Qualifications

Minimum Requirements:

  • At least 2 years' experience in a leadership role, preferably in residential property management, hotel maintenance, facilities maintenance, or construction.
  • Experience with regulatory inspections and compliance standards.
  • High School diploma or equivalent; industry certifications (CAMT, NAHMS, NAHMT) preferred.
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English and computer skills (MS Office, Google Apps, property management software).

  • Complete apartment turns, appliance repair, HVAC, plumbing, electrical, drywall, painting, landscaping, pool maintenance, renovations, work order systems, customer service, management skills.
