Job Description

The Maintenance Supervisor will lead and mentor the Maintenance Team, and oversee the Maintenance and Capital Improvement needs of an assigned FPI managed site. The overall objective is to meet the expectations of the Client, based on the operating capital budget and management agreement.

  • Driving a site-owned golf cart is required; a valid unrestricted U.S. Driver's License is necessary.

Pay: $30 - $35 / Hour

DUTIES AND RESPONSIBILITIES
  • Manage a team of Maintenance personnel including Technicians, Groundskeepers/Porters, and Housekeepers/Cleaners, ensuring performance management.
  • Implement daily and preventative maintenance programs to keep the property in optimal condition.
  • Inspect the property and all common areas daily to identify maintenance issues.
  • Coordinate and complete maintenance requests within 24 hours.
  • Change all air-conditioning filters at least semi-annually and upon apartment turnover.
  • Conduct semi-annual inspections of all apartments.
  • Follow a preventative maintenance schedule.
  • Serve as on-call maintenance for emergencies during evenings, weekends, and holidays.
  • Respond to after-hours lockout requests.
  • Perform maintenance on vacant apartments to ensure readiness for new tenants.
  • Maintain all equipment, shops, and storage areas in compliance with safety regulations.
  • Secure all parts, inventory, and equipment properly.
  • Maintain an inventory of parts within budget limits.
  • Wear provided uniforms during work hours.
  • Provide necessary small hand tools for routine maintenance.
  • Ensure timely completion of duties to minimize labor costs.
  • Prepare properties for regulatory inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders.
  • Follow all FPI policies and procedures.
  • Perform additional duties as assigned by the Community Director.
Qualifications

Minimum Requirements:

  • At least 2 years’ experience in a leadership role within residential property management or related fields such as hotel or facilities maintenance.
  • Experience with inspections and compliance standards (NSPIRE, MOR, TCAC, CALFHA, etc.).
  • High School diploma or equivalent; industry certifications preferred (CAMT, NAHMS, NAHMT).
  • Ability to wear a respirator and be medically cleared for duty.
  • Proficient in English (speaking, reading, writing).
  • May need to provide personal tools.
  • Proficient in MS Office, Google Apps, property management software, email, internet.
