Multifamily Property Management
The Maintenance Supervisor will lead and mentor the Maintenance Team, and oversee the Maintenance and Capital Improvement needs of an assigned FPI managed site, with the goal of meeting client expectations based on the operating capital budget and management agreement.
DUTIES AND RESPONSIBILITIES
- Manage a team of Maintenance personnel, including Technicians, Grounds Keepers/Porters, Housekeepers/Cleaners, and oversee their performance management.
- Implement daily and preventative maintenance programs to ensure property safety and proper condition.
- Inspect the property and common areas daily for maintenance issues.
- Complete maintenance requests within 24 hours.
- Change air-conditioning filters at least every six months and upon apartment turnover.
- Conduct semi-annual inspections of all apartments.
- Follow a preventative maintenance schedule.
- Serve as on-call maintenance for emergencies during evenings, weekends, and holidays.
- Respond to after-hours lockout requests.
- Perform maintenance on vacant apartments to ensure readiness for new tenants.
- Maintain all equipment and the maintenance shop in accordance with safety regulations.
- Secure parts, inventory, and equipment properly.
- Maintain an inventory of parts within budget limits.
- Wear provided uniforms during work hours.
- Provide necessary small tools for routine maintenance.
- Ensure timely completion of duties to minimize labor costs.
- Prepare properties for regulatory inspections such as NSPIRE, MOR, TCAC, CALFHA, and collaborate with stakeholders like city officials and non-profit partners.
Minimum Qualifications
- At least 2 years' experience in a leadership role within residential property management, hotel maintenance, facilities maintenance, or construction.
- Proficiency in preparing properties for inspections and ensuring compliance with standards such as NSPIRE, MOR, TCAC, CALFHA, and collaborating with partners.
- High School diploma or equivalent; industry certifications like CAMT, NAHMS, NAHMT are preferred.
- Valid driver's license, good driving record, current insurance, and operable vehicle meeting standards.
- Ability to wear a respirator, be medically fit, and comply with facial hair policies.
- Proficiency in English (speaking, reading, writing).
- May need to provide and maintain personal tools.
- Proficient in MS Office, Google Apps, property management software, email, and internet.
