Job summary

Asset Living is seeking an Assistant Community Manager to oversee daily on-site operations and financial functions of the housing community under the supervision of the Community Manager. This role includes delinquency and rent collection to optimize cash flow and manages all phases of operations, ensuring compliance with policies and safety guidelines.

Essential duties include supervising staff, leasing, maintenance coordination, budgeting, and resident relations while enforcing Fair Housing

Job description

Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the everyday operations and financial functions of the housing community. The role includes the delinquency and collection of rent to optimize the property's cash flow and financial position, as well as managing all phases of operations—including personnel, leasing, maintenance, financial, administrative, and risk management—in the absence of the Community Manager. As an on‑site leader, the assistant supervises all aspects of the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability concerns.

Preferred Experience
  • Minimum of 1 year experience with affordable housing programs, including but not limited to LIHTC, HUD (Project Based Section 8, Section 236, PRAC, 811 PRA, USDA – Rural Development (515), HCD, HOME Funds and Bonds)
  • Affordable Housing Accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) or other applicable designations in affordable programs are preferred but not required.
Essential Duties & Responsibilities
Financial Management
  • Post all payments and income from applicants, current residents, and non‑current residents accurately, timely, and efficiently.
  • Process and reconcile daily all account receivables.
  • Monitor and follow up on bad debt, including preparation of late notices, resident and guarantor contact, and filing evictions.
  • Assist the property in meeting budgeted revenues, expenses, and Net Operating Income.
  • Post all charges to resident and non‑current resident accounts, including bill back of utilities where applicable.
  • Handle all end‑of‑the‑month closing procedures and reporting.
  • Maintain accurate and organized records and audit resident files to ensure accuracy.
  • Walk units and post all move‑out charges, statements, and security deposit refunds.
Personnel Management
  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent techniques and company directives.
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with company training benchmarks.
  • Promote harmony and quality job performance of staff through support and effective leadership.
  • Ensure staff compliance and consistency with company policies and procedures.
  • Implement strategic leasing management: obtain closure, meet follow‑up procedures, ensure accurate reporting.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Handle resident complaints, concerns, and requests to ensure resident satisfaction.
  • Develop and implement resident retention programs (resident functions, special promotions, monthly newsletter, etc.).
  • Effectively show, lease, and move in prospective residents.
Administrative Management
  • Maintain excellent customer service and monitor service request turnaround and responsiveness of maintenance staff.
  • Maintain property appearance and ensure repairs are completed promptly (requires regular inspections and tours).
  • Assist with supervision of all business functions related to operations.
  • Plan for and utilize property resources, equipment, and supplies economically, including obtaining bids/pricing from vendors, suppliers, and contractors.
Education/Experience
  • High School Diploma or Equivalent; Bachelor’s degree preferred or two years experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.
  • Ability to understand and perform all onsite software functions; basic computer skills required.
  • Must have basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular standing or sitting for prolonged periods, repetitive hand motions, and maintaining accuracy and neatness of assigned work.
  • Movement between workspaces and occasional ascent/descend of ladders, stairs, scaffolding, ramps, etc.
  • Ability to operate machinery, power tools, motor vehicles, and golf carts; lift objects up to 25 lbs; work in various environmental conditions.
  • Ability to work overtime, weekends, night shifts (emergencies) and in small or enclosed spaces.
Compensation & Benefits

At Asset Living, compensation decisions are based on skill set, background, training, certifications, etc. Selected candidates receive offers based on individual qualifications. Total rewards include medical, dental, vision, life, accidental, disability insurance, 401(k) with employer matching, and commission and performance bonuses when applicable. Full‑time employees receive paid sick days and company holidays.

Salary Range

Salary Range: $22 per hour to $24 per hour
