The Assistant Community Director is fully accountable for assisting the Community Director with day-to-day property operations and managing the asset to meet operational and financial goals. Assists with supervising on-site staff, which may include Resident Services Coordinators, Compliance Specialists, Leasing Managers, Maintenance Supervisors, and others.

Reliable transportation is required to fulfill job duties, including possibly attending off-site training.

Duties and Responsibilities
  1. Client Relations: Carry out the philosophies and wishes of the Owner in daily operations to meet client objectives.
  2. Communication: Maintain positive, professional communication with applicants, residents, vendors, and guests. Keep supervisors informed about work progress and issues.
  3. Employee Management: Operate the property in the absence of the Community Director and train new leasing team members.
  4. Leasing/Occupancy: Maintain occupancy levels, exhibit professional leasing techniques, and assist with marketing and resident retention programs.
  5. Revenue Management: Assist in maximizing revenue through lease management, rent collections, and accurate processing of invoices.
  6. Reporting and Document Management: Maintain resident files, ensure confidentiality, and meet reporting requirements.
  7. Facility Maintenance: Report and monitor maintenance needs, ensuring timely completion and resident communication.
  8. Other: Enforce community rules, comply with laws and policies, and maintain a professional image.

Qualifications include experience with affordable housing programs (LIHTC, HUD, USDA-Rural Development, etc.), at least 1 year in a supervisory role, a high school diploma (college preferred), proficiency in English, and computer skills.
