Job summary

Related Fund Management seeks an Investment Associate to support its Affordable Housing team in underwriting, financing, and closing new affordable housing investments across multiple vehicles. You will work with senior deal teams through sourcing to closing, handling due diligence, financial modeling, and market analysis.

The role requires 3–5 years in real estate or affordable housing investing, strong modeling skills, and familiarity with LIHTC, HUD, and debt/equity markets.

Qualifications

• Bachelor’s degree in Finance, Real Estate, Economics, Accounting or similar field.
• 3–5 years in real estate acquisitions, investment banking, or affordable housing investing/development with LIHTC/Section 8 experience.
• Strong financial modeling skills and familiarity with LIHTC, Section 8/PBRA, and HUD programs.
• Knowledge of debt and equity markets and agency financing.
• Excellent time management and ability to handle multiple transactions with deadlines.

Responsibilities

• Underwrite new investment opportunities for LIHTC, Section 8/PBRA, and other assets with detailed cash flow models.
• Conduct property- and portfolio-level due diligence including operating statements, rent rolls, and regulatory reports.
• Create and present investment committee memoranda and market studies.
• Coordinate debt and equity financing processes with lenders and government agencies.
• Support negotiation and drafting of purchase agreements, loan documents, and joint venture agreements.
• Manage the closing process and diligence checklists across stakeholders.
• Source and evaluate new opportunities through market relationships.
• Monitor affordable housing market trends and regulatory developments to inform strategy.
• Assist with refinancings, recapitalizations, and dispositions.
• Travel as needed for diligence, closings, and site visits.
