Specialty Consultants Inc. is assisting a premier U.S. commercial real estate investment manager in recruiting an Acquisitions and Asset Management Associate for its seniors housing platform.

You will analyze financials, model deals in Excel, and manage a pipeline through due diligence, ensuring thorough data and documentation prior to closings. You’ll support underwriting, benchmark market data, and help stabilize operations through turnover to operating partners, with growth opportunities

Qualifications

  • 2–4+ years in healthcare real estate, healthcare lending, or data science.
  • Bachelor's degree in Finance, Accounting, BI or related field.
  • Working knowledge of commercial real estate — financial structures, transaction process and documents, and competitive market and demographic analysis.
  • Expert-level Excel and complex modeling software.
  • Highly organized and detail-oriented, with the ability to prioritize and multitask in a fast-paced environment.
  • Strong analytical, problem-solving, and communication skills.

Responsibilities

  • Obtain, review, and analyze financial statements for each opportunity, model deal structures in Excel, and deliver analytical feedback to the Investment Team.
  • Manage and communicate a recurring deal pipeline across stages, hitting regular workflow deadlines.
  • Own investment due diligence end to end — ensuring it’s requested, collected, reviewed, and completed (including final legal documentation) before every closing, and keeping the team’s data server consistently organized.
  • Collect and benchmark facility-level market data (rental rates, labor trends, insurance, property tax) and build a database of KPIs — occupancy, demand, labor rates, and market trends.
  • Track industrywide investment activity and prepare research reports shared companywide.
  • Support underwriting for financially viable deals, help ensure successful lease-up and stabilization through turnover to operating partners, and maintain those operating-partner relationships.

You’ll become a key member of the Investment Team, helping drive the growth of a seniors housing platform on its way to nearly $12.5 billion in owned assets. What you’ll do:

What you bring:

  • Expert-level Microsoft Excel and complex modeling software
  • Highly organized and detail-oriented, with the ability to prioritize and multitask in a fast-paced environment
  • A motivated, accountable self-starter with strong analytical, problem-solving, and communication skills
