Summary:

The Accounting Manager-OAK Properties is responsible for overseeing the day-to-day operations of the OAK (corporate-owned) properties bookkeeping with an emphasis on capital asset accounting.

Essential Duties and Responsibilities:

  • Develop and maintain processes to accurately and efficiently gather data and information for the Company’s portfolio of company owned properties.
  • Work with information systems team on an ongoing basis to develop and maintain reporting from the Company’s reservation and management system.
  • Assist Director and Controller in direction of the monthly closing and preparation of profit and loss statements. Analyze the operating results for company owned properties identifying and investigating significant variances. Approval review of assigned bank reconciliations and journal entries.
  • Monthly review and reconciliation of OAK property Out of Balances (OOBs) and month-end accruals of said OOBs.
  • Assist Director in preparing reports that will provide the OAK department with statistical and analytical information to assist them in their management efforts.
  • Prepare analytical spreadsheets and calculations to provide information required for special projects assigned by Controller, CFO and/or President/CEO.
  • Assist with the coordination of work paper preparation and compilations for the annual audits of KOA, Inc.’s financial statements.
  • Review OAK store physical inventory reconciliations for accuracy and notify RVPs/GMs of results.
  • Actively participate in due diligence for OAK acquisitions to set-up new credit card merchant IDs, new bank accounts, and assignment of tax licensing and permitting. Coordinate with Director in the assignment a Home Office OAK Accountant for new OAKs.
  • Assist with annual review of OAK locations’ personal property tax reporting.
  • Review of capital expenditures of assigned campgrounds, assist Accounting Project Manager with monitoring of Development dept capital, monitoring unallocated capital approvals, and year-end capital reconciling and reporting

Required Education and Experience:

  • College degree in accounting or related discipline
  • Understanding of generally accepted accounting principles and internal controls
  • Valid driver’s license.
  • 5+ years accounting experience.
  • Capital asset and depreciation experience required.
  • At least 3 years of Supervisory experience.

Physical demands and working conditions:

  • Ability to lift and carry up to 25 pounds occasionally
  • Ability to travel by air and auto
  • Must speak and write English fluently
  • Ability to answer phone calls, hear issues, & give direction while viewing computer screen
  • Requires use of hands for typing, handling paperwork, & other office functions such as copying, sorting, & filing
  • Requires long periods of sitting and viewing computer screens (95%) or standing
