Account Manager, Commercial Facility Services

Bethesda, MD. In the field across the DC metro, roughly 50% travel between properties. Reports directly to the owner.

About EMI

Executive Maintenance is a privately-owned commercial facility services company. We have been in business 39 years. We maintain more than 15 million square feet of Class A commercial real estate across DC, Maryland, Virginia, and New York, with roughly 500 people on our team.

Our clients are the property management firms behind buildings you walk past every day. Many have been with us for decades. In an industry where service contracts turn over constantly, that is the number we are proudest of.

Here is the part most job postings leave out. We are a 39-year-old company in the middle of modernizing how it runs. The scale is real, the client base is real, and the reputation took four decades to build. What we are building now is the system underneath it: how we track account health, how we price and win expansion work, how we know a client is unhappy before they tell us.

Some of what you need to do this job well does not exist here yet. You will help build it, working directly with the owners, not three layers below them. If you want a mature playbook handed to you in week one, this role will frustrate you. If building the playbook is the appealing part, keep reading.

The role

You will own a portfolio of Class A commercial accounts: the relationships, the service outcomes, the renewals, and the growth. Think client success with a commercial edge. You are the person property managers call first, and you are the reason they renew and expand.

This role is critical to where we are going as a company. The person in this seat will have more influence on our client revenue than anyone outside the ownership team.

What you will own
  • The relationship. Primary point of contact for property managers and building engineers across your portfolio. Regular site presence, not just quarterly check-ins.
  • The full account lifecycle. Onboarding new buildings, service delivery, quarterly business reviews, renewal strategy, and expansion.
  • Service outcomes. Documented walkthroughs, fast escalation response, and working with our operations team and field supervisors to fix root causes rather than symptoms.
  • Growth. Spotting what a client needs before they ask, scoping it, pricing it with our team, and bringing it in. Add-on scope, special projects, and new buildings inside your clients' portfolios.
  • Renewal readiness. You know every contract expiration in your book twelve months out and you have a plan for each one.
  • New business support. Walking sites when clients bid out buildings, capturing scope, and building proposals alongside our leadership team.
  • Building the system. Account health tracking, client reporting, and the pricing playbook for expansion work. Much of this is unbuilt. You will help design it.
What success looks like

You will be measured on five things, and you will know where you stand every month:

  • Gross retention. The percentage of your book that renews.
  • Revenue retention. Your book's annual revenue compared to what you inherited.
  • Expansion. Opportunities identified, scoped, and won inside existing accounts.
  • Responsiveness. No escalation in your portfolio open longer than five days.
  • Client health. Every account reviewed quarterly. No surprises at renewal.
What you will bring
  • 2+ years in a client-facing role where you were expected to grow something, not just maintain it. Account management, customer success, B2B service sales, property management, or hospitality all count.
  • Evidence you can spot an opportunity and act on it. You do not need to have carried a quota. You need to want one.
  • The instinct to respond fast, follow up without being chased, and own a problem until it is closed.
  • Strong written and verbal communication with senior client contacts, including people who own the buildings.
  • Comfort with ambiguity and with building process where none exists.
  • Valid driver's license and willingness to travel between properties across the DMV and New York.
Helpful but not required:

experience in janitorial, security, engineering, or another building services trade, or familiarity with how Class A property management firms evaluate and buy from service vendors.

You do not need janitorial experience. We will teach you the buildings, the pricing, and the industry. You bring the instincts and the drive.

How we will train you

We are hiring for judgment and hunger, so training is not an afterthought. Your first 90 days:

  • Structured onboarding walking every building in your book with the supervisors and area managers who run them
  • Direct time with the owners and operations leadership on how we scope, price, and bid work
  • A written scorecard on day one, so you always know how you are being measured
  • Paid industry membership and certification support through BSCAI
Compensation and benefits

We post our range because Maryland requires it, and because you deserve to know what a job pays before you spend an hour applying. If another company will not tell you, ask yourself why.

The target base salary range for this position is $60,000 to $80,000. Individual pay is determined by experience and by internal pay equity across our team. We review compensation for this role on a fixed date at twelve months.

  • Variable compensation: we are building a plan tied to account retention and growth. It is not live yet. We expect this role to be included when it launches, and we will tell you exactly where it stands when we talk. We would rather be straight with you than quote a number we cannot put in your offer letter.
  • Performance bonus at six months, based on the established success metrics

Where this goes
