912-Carpentry - 5540-912 Maintenance Carpenter

JOB SUMMARY:

Under general supervision, to perform carpentry maintenance and repair work in resident

manors and community facilities. To perform related work as required.

ESSENTIAL FUNCTIONS:

Remodels, repairs and rebuilds existing residential buildings.

Repairs or installs grab bars, weather stripping, rain gutters, downspouts, screen doors, windows, doors and door locks.

Modifies or installs walls, partitions and dividers. Repairs roof leaks, installs caulking, plasters

and stucco surfaces. Repairs patio roofs, installs/repairs sliding glass doors.

Assists other crews in building maintenance during peak workloads as assigned.

Drives a truck and maintains a truck inventory of materials and supplies.

Regular attendance required. All duties performed on-site for the Community.

Works effectively with co-workers, customers and others by sharing ideas in a constructive and positive manner; listens to and objectively considers ideas and suggestions from others; keeps commitments; keeps others informed of work progress, timetables and issues; addresses problems and issues constructively to find mutually acceptable and practical business solutions; addresses others by name, title or other respectful identifier; and respects the diversity of our workforce in actions, words and deeds.

NON-ESSENTIAL FUNCTIONS:

Follows up on assigned written resident complaint requests, corrects problems, discusses

with residents or refers to a supervisor and notes disposition.

Maintains job time and material records.

EQUIPMENT OPERATED:

Table, radial arm, miter, skill and band saws, drill press and small power tools.

WORK ENVIRONMENT:

Exposure to dust, normal outdoor elements, inside resident manors and community facilities.

DESIRABLE QUALIFICATIONS:

Graduation from high school and considerable general building maintenance experience or equivalent combination of education and experience that produces the following:

  • Knowledge of the occupational hazards and safety precautions of the trade.
  • Knowledge of the standard practices, methods, processes, materials, machines and tools
  • of the carpentry trade.
  • Ability to read and write work-related job instructions in English.
  • Ability to adapt available tools and repair parts to specific repair problems.
  • Ability to operate equipment that requires a high degree of manipulative skill.
  • Ability to maintain routine records and reports.
  • Ability to work from sketches and drawings, to understand and carry out oral/written
  • instructions.
  • Ability to understand and relate to the needs and concerns of senior citizens.
  • Ability to establish and maintain effective working relationships with co-workers and
  • residents.
  • Skill in the use and operation of tools and equipment used in the carpenter's trade.

SPECIAL REQUIREMENTS:

  • Possession of a valid California driver’s license.
  • Possession of a valid California Class A Commercial license when assigned to pull trailer rated over 10k gross pounds.
  • Ability to pass respiratory pulmonary function test.
  • Ability to pass qualitative and/or quantitative respirator fit test.

PHYSICAL REQUIREMENTS:

Requires frequent carrying and lifting of up to 50 lbs. Ability to climb, crawl, bend, and

stoop on a continual basis.

MENTAL REQUIREMENTS:

Reading, problem solving skills, verbal and written communication skills and customer contact.
