Job summary

Thrive Property Group is seeking a dedicated Property Maintenance Technician on a 1099 contract basis in Kokomo, Indiana. You will address maintenance requests, perform general repairs, and execute apartment turns between tenants.

The ideal candidate has experience in multiple trades, is self-motivated, professional, and responsive to residents and property management. Responsibilities include responding to service calls, completing routine repairs, conducting inspections, and documenting

Qualifications

Experience in general maintenance or skilled trades.
Own tools and reliable transportation.
Ability to work independently and manage time.
Strong troubleshooting and problem-solving skills.
Excellent communication and customer service.
Must pass background check and have a valid driver\'s license.

Responsibilities

Respond promptly to maintenance requests and service calls.
Perform routine maintenance and repairs (plumbing, electrical, HVAC, drywall, painting, appliance install).
Complete apartment turns including cleaning, touch-ups, hardware replacement, and repairs.
Conduct regular property inspections and preventative maintenance.
Maintain a professional and courteous demeanor with residents and staff.
Document work performed and communicate job status through the property management system.
Ensure all work meets safety standards and local building codes.
