Role Overview

The Senior Project Manager is responsible for all project administration, including contractual requirements, agreements with trade partners, purchase orders, and risk management. This individual manages general work performance and quality, and overall team progress against the project plan.

Responsibilities
  • Budget Updates
    • Produce thorough forecast of Cost‑to‑Complete, identifying potential exposures.
    • Coordinate use of Oracle with Expedition to identify exposures.
    • Require the project team to track costs of field directives and back charges for forecasting purposes.
    • Create detailed analysis of line‑item exposures, especially unit‑price contracts.
    • Follow Forecasting Calendar for on‑time completion of forecasts.
    • Teach Standard Operating Procedures for budget updating to others.
  • Change Order Management
    • Require the project team to fully utilize Expedition to track all Proposed Change Order (PCO) items.
    • Provide the Owner with up‑to‑date status reports on Changes.
    • Require the project team to produce a monthly Owner Change Order (OCO).
    • Work to recover all legitimate GC costs relating to Owner Changes.
    • Track status of all Contract Allowances in Expedition and submit Change Order Requests (COR) when an over‑run is likely.
    • Require the project team to track all field directives and back charges in Expedition for timely monthly processing.
  • Project Close Out
    • Establish an effective Close‑out Plan early in the project.
    • Implement the use of the Noncompliance Reporting System.
    • Require the team to utilize the Work List System to manage completion of phases.
    • Utilize the Completion‑Compliance‑Quality Form (CCQ) process for close‑out.
    • Teach close‑out process to other SCCI employees.
  • Owner/Sub Requisition Process
    • Require the project team to have completed pay requisitions approved by the Owner by the 1st of each month.
    • Produce an effective Schedule of Values.
    • Establish a regimented process for collection of payments within 30 days.
    • Review Hold Reports before payment to manage deficiency issues.
  • Cash Management
    • Consistently manage project cash flow to maintain a fiscally responsible position.
    • Produce an effective Schedule of Values supporting strong cash flow.
    • Review subcontractor initial Schedule of Values to prevent overpayment.
    • Review vendor requisitions to prevent payment of unsigned or unfunded Change Orders.
    • Produce and update cash models for the Owner.
    • Produce accurate percent‑complete projection for financial management.
  • Meeting Management
    • Establish a meeting regiment for the Project Team providing effective communication.
    • Follow the SOP for focused meetings such as PM/PE, OACs, subcontractor meetings, coordination meetings, Precon Sessions.
    • Manage all meetings by agenda and time limits.
  • Contract Logs
    • Require the Project Team to assemble and maintain Project Logs (Cash Management, Change Management, Noncompliance, Buy‑Schedule, Contracts, Procurement, Submittals, RFIs, Safety, Hold Reports, Construction Schedule, Work Lists).
    • Conduct focus meetings monthly to review log maintenance.
  • Subcontractor Relationships
    • Employ a firm but fair approach to building relationships.
    • Promote an environment of organization and professionalism.
    • Address non‑performing subcontractors immediately.
  • Exhibit B Purchasing Process
    • Work with the team to produce clear, thorough scopes of work.
    • Organize a well‑planned purchasing process to prevent just‑in‑time purchases.
    • Understand priority of timely buy‑out and gather resources to meet schedule.
  • Schedule Management
    • Provide leadership with the Superintendent to produce a clear baseline contract schedule.
    • Track events, impacts, and changes to prevent delays.
    • Lead the team to focus on critical path matters.
    • Manage and distribute efficient monthly updates per SOP.
    • Provide the Owner with written monthly updates of the contract schedule.
    • Take decisive action with subcontractors impacting schedule.
    • Produce buy‑out and procurement schedule; assist with monthly schedule narrative.
  • Risk Management
    • Complete the buy‑out process to enable timely flow of work.
    • Write timely notices to Owner and subcontractors.
    • Secure CCD authorizations before proceeding with changes.
    • Take immediate action when non‑performing subcontractor risks impact the project.
    • Work to complete submittal and coordination process no later than 180 days.
    • Teach a risk management regiment to others.
  • Owner Relationship
    • Establish a trusting, professional relationship with the Owner.
    • Keep Owner well informed to prevent surprises.
    • Secure a strong letter of recommendation from the Owner for SCCI.
  • Quality Management
    • Lead utilization of the Quality Management Program on the project.
    • Participate in First Delivery and Quality Benchmark Inspections.
    • Implement the Nonconformance Reporting System.
    • Require mock‑ups to establish quality expectations.
  • Team Leadership
    • Strive to create synergy and teamwork atmosphere.
    • Lead by example and establish work‑ethic guidelines.
    • Organize periodic team events and training sessions.
    • Act immediately when conflicts emerge.
  • Mentoring/Training
    • Oversee career and educational development.
    • Require adherence to SOPs and actively teach each process.
Qualifications
  • Bachelor’s degree in a relevant discipline and at least 10 years of experience relative to project size and scope.
  • Excellent business judgment demonstrated by achieving profitability objectives and strong project close‑outs.

Working Conditions

Performance of duties requires prolonged sitting, fine motor skills, frequent standing, walking, and reaching with arms. Vision requirements include close and distance vision and depth perception. The employee works primarily in an office environment with a quiet to moderate noise level; site walking may also occur.
