Job summary

CBRE is seeking a Technical Engineer to lead engineering operations and the coordination of technicians, vendors, and subcontractors. Role includes support for preventative maintenance, asset management, and CMMS data governance within the Engineering and Technical Services function.

You will drive PM/CM, monitor BMS/EMS, manage safety and regulatory compliance, and assist in the rollout of a new asset management system with SOP creation and data standardization.

Qualifications

  • Education in Electrical/Mechanical Engineering required or related technical discipline.
  • 3-5 years in facilities/engineering with HVAC/chiller/BMS experience preferred.
  • Exposure to CMMS/asset system rollout is a plus.

Responsibilities

  • Coordinate with technicians and vendors; provide day-to-day direction.
  • Monitor BMS/EMS, alarms, and setpoints; support asset lifecycle (PM, spares).
  • Ensure compliance with codes and regulations; support change control.
  • Contribute to budgets and KPIs (uptime, PPM, SLAs; chiller COP, water treatment).
  • Drive continuous improvement (sequencing, setpoints, VFD tuning); troubleshoot faults.
  • Assist with asset system workflows and data quality improvements.
  • Prepare reports and maintain logs for CMMS and chiller operations.

As a CBRE Technical Engineer, you will be responsible for engineering operations and the direction of technicians, vendors, and subcontractors.

This job is part of the Engineering and Technical Services job function. They are responsible for providing support, preventive maintenance, and repairs on equipment and systems.

What You'll Do
  • Facility Operations: assist daily M&E operations, preventive maintenance, work orders, and quality tracking.
  • Rooftop Chiller Plant: support operation/maintenance of chillers, pumps, cooling towers, water treatment, and controls; manage PM/CM, seasonal start/stop, performance optimization, and safety for rooftop access/working at height.
  • Vendor Management: coordinate HVAC/chiller and water treatment vendors; verify permits, method statements, and close-out.
  • Health & Safety: ensure compliance with KR/JP regulations and company policies; participate in safety walks and corrective actions.
  • Budget & Procurement: support POs, invoices, cost tracking, and OPEX/CAPEX inputs (including chiller needs).
  • Sustainability: track utilities; monitor chiller efficiency (kW/ton), tower water use; support optimization.
  • Projects & Incidents: assist delivery of projects and commissioning; support contingency cooling and BCP.
  • Reporting: maintain CMMS data, asset registers, O&M manuals; keep chiller logs and governance reports.
  • Asset Management System: help design, configure, test, and roll out a new asset management system; standardize asset data, integrate with BMS/EMS and procurement, create SOPs, train users, and drive adoption.
  • Other: other duties (including FM tasks) may be assigned.

  • Drive continuous improvement (sequencing, setpoints, VFD tuning); troubleshoot chiller faults.
  • Pilot and refine workflows in the new asset system; capture feedback and improve data quality.
Requirements
  • Education: Diploma or degree in Electrical Engineering, Mechanical Engineering or a related technical discipline.
  • Experience: 3 - 5 years in facilities/engineering; HVAC/chiller/BMS experience; exposure to CMMS/asset system rollout a plus.
  • Skills: Communication, organization, analytics; read HVAC schematics; interpret chiller/BMS trends; data cleansing and SOP creation.
  • Tools: MS Office; CMMS; BMS/EMS; experience with asset system config, data imports, and training preferred.
  • Knowledge: Singapore building codes, SS standards, BCA/EMA regulatory requirements, MEP systems; permits/compliance; chiller plant ops, water treatment, Legionella management, rooftop safety; asset management principles and data governance.
  • Decision-making: Follows procedures; escalates risks; manages priorities and deadlines.
  • Facilities Management: FM experience is preferred but not essential.
