What this job involves:
Leading projects to success

In this role as Senior Project Manager, you will be required to independently handle and perform the lead PM role on Data Centre projects. You will be expected to manage small teams of junior project managers, document controller, planner, etc. in the delivery of multiple projects undertaken by the company.

On projects that you are assigned, you will be responsible for the overall programme of works, providing oversight and management of all project activities, working closely with JLL internal staff and project stakeholders and external parties on the project team comprising architects, designers, engineers, contractors, suppliers and other vendors. You will guide the project to achieve outcomes that meet and exceed the client’s expectations and business objectives.

You will maintain a strong and positive relationship with the client by understanding their needs, requirements and constraints. You will establish effective project organisational structures for communication, control, reporting and operating procedures, and ensure that clear objectives, quality control and risk management systems are in place. You will attend all the meetings, track overall schedule, oversee safety at site, review plans, designs and project budgets, facilitate decision-making, address and resolve issues, monitor and report on progress on a regular basis.

Your specific duties and responsibilities will include:

  1. To lead the team and manage, coordinate and control the delivery of projects from inception to completion, establishing and maintaining an effective organisation structure for reporting, communication and working procedures.
  2. To establish detailed overall project programmes that set clear milestones and objectives to ensure successful project delivery.
  3. To establish project budget in accordance with client requirements and manage and forecast expenditure to achieve completion within budget.
  4. To work with the constraints of the project and deliver to meet all time, cost, quality, health & safety requirements of the project.
  5. To carry out value engineering, buildability analysis, and critically review the design and documentation to minimise risk and maximize outcomes.
  6. To represent the client throughout the duration of the project, coordinate the work of all consultants & contractors appointed, liaison with the building landlord and all authorities for matters related to the project.
  7. To manage procurement activities on the project, including ensuring the appropriate tender processes are implemented and contracts are in place with clients, consultants, contractors and suppliers.
  8. To carry out contract administration duties of all vendors in accordance with legal requirements to protect commercial interests of client and JLL.
  9. To manage the construction phase of the project and ensure JLL is providing appropriate supervision commensurate with our role.
  10. To report on the progress of the project on a regular basis, through reports covering all aspects of the project covering safety, environment, program, resources, budgets, risk and profitability.
  11. To mentor and guide junior staff on the team working on projects, take responsibility for resources engaged in the projects and liaise with senior management to ensure projects are appropriately resourced.
  12. To support the company and department in the pursuit of new business opportunities and broad-based business development and contribute to the achievement of the company and department’s business financial targets.

To apply you need to be:
Competent and experienced in the field of project management and construction; a good understanding of the overall process of planning, design, construction/fitout and other technical matters; ability to manage budgets, costs, commercial and contract matters related to the project. Prior experience working on large-scale data centre and/or industrial-sector projects would be an advantage.

Excellent communication, people-management and problem-solving skills.
Independent, resourceful, possess a keen ability to learn and with excellent work ethics.
