Senior Property Executive

Job Description Summary

The role of a Senior Property Executive involves overseeing the management and administration of rental properties on behalf of the client.

Job Responsibilities:

  1. Tenant Relations: Build and maintain positive relationships with tenants by addressing concerns, handling complaints, and ensuring their needs are met throughout their tenancy.
  2. Fit-out Works: Manage and coordinate pre- and post-fit-out survey works with tenants and contractors. Ensure tenants obtain client approval before carrying out fit-out works. Review plans, coordinate meetings, verify utility and M&E service availability, and advise accordingly.
  3. Property Inspections: Conduct regular inspections to assess property condition, identify maintenance needs, and ensure lease compliance.
  4. Handover & Takeover: Conduct joint inspections, ensure proper procedures for utility termination and handover, document conditions, and prepare checklists.
  5. Maintenance Coordination: Oversee repairs and contractor hiring to ensure issues are resolved promptly.
  6. Property Viewing: Prepare properties and assist during viewings with prospective tenants.
  7. Legal Compliance: Ensure properties comply with relevant laws and regulations, and stay updated on tenancy laws.
  8. Reporting: Prepare occupancy and visitor reports.
  9. Conflict Resolution: Mediate tenant disputes and address conflicts amicably.
  10. Administrative Tasks: Maintain records, handle correspondence, and organize tenancy documentation.
  11. Property Upkeep: Suggest improvements to enhance property value.
  12. Health & Safety: Ensure compliance with safety standards and conduct safety checks.
  13. Communication: Keep the landlord informed and seek approval for major decisions.
  14. Other Duties: Perform additional tasks as assigned.

You are:

Diploma in Building or Facilities disciplines with at least 6 years of relevant experience (preferably with M&E or civil/building background) or ITE/NTC facility management or technical disciplines with a minimum of 8 years of experience.
