Job Title: Senior Project Engineer

Summary of role: Reporting to CBRE Regional Project Manager, the role will represent the Facilities Management team as the single point of contact for project team and vendors during an office renovation for a global financial institution.
The role will provide FM operations perspective to actively manage any projectrisks to live operational spaces and supporting infrastructure.
The Senior Project Engineer ensures that the project activities adhere to the client and building owners building rules and regulations, project scope and relevant client and FM policies.
In addition to the below scope, the role may be assigned other duties by Facilities Management as needed.
Skills & Experience:
Engineering Degree (or similar)
At least 5 years of relevant experiences in facilities management or project management experience in interior renovations/construction projects
Excellent client management skills in a corporate environment and a strong team player
Strong project coordination and site management skills
Proactive and independent
Excellent interpersonal and communication skills to coordinate with clients, subcontractors, and internal teams.
Detail-oriented, proactive, and able to work with minimal supervision and under tight deadlines
Proficient in Microsoft Office (Excel, Word, PowerPoint, Project) and other relevant project management software
Roles & Responsibilities:
Work Planning and Risk Management
Actively manage operational risks due to project work. Maintain a live risk register updated weekly based on permit-to-work (PTW) submissions.
Raise any Project activities that create any operational risks or issues including impairment of normal system operation for specific review with the FM Managers.
to ensure the work will not have adverse impact to the live office environment. Obtain approvals for work management requests from designated personnel incl. Facilities Management using the PTWs system, Technology access requests, BMO access, BMR/CMR change management, etc.
Run a weekly meeting to review PTW submissions with the contractors, consultants, project management team, client FM and vendors
Site Work Management
Supervise site works to ensure there is no risk or adverse impact to the business operations. Work within critical rooms need to be supervised at all times (after business hours – refer to typical working hours below). All works deemed as critical works per client FM to be always supervised
Escalate any on site operational issues following FM incident management/crisis handling protocols. Applicable to any incidents, risks, issues, emergencies arising during site work, or work requiring a deviation from approved work methods.
Witness all T&C activities and highlight risks/issues/defects that may impact operations to the FM team
Issue Project work progress postings on an appropriate frequency.
Ensure all on site documentation are maintained up to date as work is progressing e.g. distribution board schedules, labelling of cables and assets, BMS and Fire PC graphics etc.
Meetings
Attend and participate in project meetings, design reviews, etc. and provide operational management inputs, highlight risks/issues to FM team
Attend and participate in site work inspections, defects snagging/rectification inspections, hand over inspections, etc.
Run a weekly coordination meeting with the client FM and client FM vendor team to review the weekly report and discuss any open action items or risks.
Reporting
Prepare a weekly report with summary details including, but not limited to, the overall project schedule, phasing plan, 1 month look-ahead construction plan, upcoming weekend works, risk register, open FM action items, hoarding/dust prevention plans, defect reporting, air quality etc.
Report the status with respect to the FM Operational Readiness and FM Migration Readiness checklists
Design/Construction/LEED Reviews
Review and provide inputs on design and construction issue drawings from an operations perspective.
Keep the FM team aware of all findings, and feedback. Facilitate design review sessions through the project consultants.
Participate and review all LEED (or equivalent) documentation from an FM perspective.
Develop a tracker of all FM obligations working with the LEED consultants for use after hand-over
Handover Process
Actively manage the handover process as construction work approaches completion
Ensure marked up construction issues are submitted with space handovers until final as-built drawings are submitted
Clearly document the Defect Liability Period arrangements, i.e. start/end dates/times; points of contact for defects, agreed defect rectification timelines for critical vs standard defects
Ensure defects are properly tracked and rectified in a timely manner. Track defects from the handover inspection, and defects rising post-handover
Ensure hand over documentation submissions are tracked, submitted in a timely manner, appropriately reviewed with comments provided back in a timely manner, and final approval received -including as-built drawings, O&M manuals, etc.
Ensure training is arranged for the onsite FM team, including client security departments on operation of fire systems
Support the setup/update of the site in Facilities Management systems as applicable
Engineering Responsibilities (Applicable to this project role)
The following responsibilities are in addition to the above stated responsibilities and apply to engineering specific roles
Consultant Reviews
Review and provide inputs on design and construction issue drawings from an operations perspective. Keep the FM team aware of all findings, and feedback. Facilitate design review sessions through the project consultants.
Ensure proper management and updating of all as-built drawings and operations and maintenance manuals. Apply good document management practices and eliminate duplication or creation of new documentation where existing can be edited.
Review T&C documentation to ensure the testing scope covers all systems to be handed over to FM and highlight any risks/issues/omissions
Property Management Responsibilities (Applicable to this project role)
The following responsibilities are in addition to the above stated responsibilities apply to property management specific roles
For in-situ works, coordinate cleaners/movers for floor sweeping/confidential disposal and attend/manage dilapidation prior to space handover to the contractor
For operational spaces, support air quality management within the office environment (based on client and local guidelines) during construction as necessary
Coordinate with the move manager from Project Team for the phasing and move plans
Project resource shift pattern
The working hours specified herein are indicative and subject to change based on Project requirements. The resources engaged under this contract may be required to adjust their work schedules to meet the Project requirements, including extended hours, weekends, additional shifts, as necessary.
Weekend: 9am to 6pm
Weekday: Morning - 5am to 2pm, Evening - 1pm to 10pm
Non-fixed rest day (2 days per week to be provided 1 weekend day & 1 weekday)
Shift work hours (8 hours of work, 1 hour of rest)
