Job description

Overview

To oversee and drive the planning and execution of real estate development projects in Singapore. The role covers end-to-end responsibilities across feasibility, design development, authority submissions, and project delivery. Bring design sensibility, commercial acumen, and proven experience managing complex mixed-use developments. The role is key to ensuring our developments meet high standards of quality, compliance, functionality, and financial performance.

Key Responsibilities

1. Project Planning & Design Development

  • Lead design coordination with consultants to ensure that development concepts align with planning parameters, product positioning, and commercial objectives.
  • Evaluate and review design proposals, ensuring compliance with authority guidelines, constructability, and cost-effectiveness.
  • Guide the refinement of layouts, façade treatments, and unit mix strategies across different project phases.

2. Authority and Stakeholder Management

  • Manage end-to-end submissions to regulatory agencies including URA, BCA, SCDF, NEA, LTA, and PUB.
  • Liaise with consultants to address technical requirements and secure timely approvals and clearances.
  • Maintain good relationships with relevant authorities and statutory bodies to facilitate smooth approvals.

3. Project Execution & Monitoring

  • Support preparation of development programmes, budgets, and procurement strategies.
  • Monitor project timelines, cost estimates, and milestones, flagging key risks and coordinating mitigation strategies.
  • Participate in tender evaluations and contractor selection, ensuring alignment with design intent and budget control.

4. Commercial & Strategic Alignment

  • Collaborate with internal teams (e.g., investment, sales & marketing, asset management, finance) to ensure development outcomes support project positioning and financial returns.
  • Contribute to feasibility studies and development appraisals, providing design and cost inputs during the early stages.

5. Reporting & Documentation

  • Prepare development reports, design progress updates, and authority submission trackers for management and internal review.
  • Ensure proper documentation of design decisions, regulatory correspondences, and approvals.

Requirements

  • Degree in Architecture is required. Postgraduate qualifications in Real Estate, Construction Management or related fields are advantageous.
  • Minimum 10 years of experience in the Singapore real estate development or design consultancy environment, including full-cycle project involvement.
  • Strong knowledge of Singapore’s development control guidelines, planning and building approval processes.
  • Experience in managing large-scale commercial, residential, or mixed-use developments.
  • Excellent interpersonal and stakeholder management skills.
  • Resourceful, detail-oriented, and able to manage multiple priorities with minimal supervision.
  • Strong design critique capability with commercial sensibility.
  • Familiarity with sustainability certification standards (e.g., Green Mark, LEED).
  • Comfortable working in a fast-paced, matrixed environment with high standards for delivery.
  • Proficient in development software tools (AutoCAD, SketchUp, or equivalent) and MS Office Suite.
