Qualifications

Job description

  • Coordinate with Main con to carry out outstanding defect works.

  • To plan the maintenance and operation of the M&E systems and building services. To ensure all equipment and services are operated and maintained in accordance to requirements and specifications.

  • Supervise and manage a group of senior technicians, as well as the engineering term contractors (ACMV, Electrical, ELVS, P&S, Lifts, Fire System, BMUs). To ensure all term contractors deliver the contractual level of service standards.

  • Provide technical inputs to Leasing and FM Manager on tenants fit-out works and operation requirements.

  • Attend to requests or feedback from tenants and customers.

  • Call tender for all M&E Capex works. Put up purchase requisition and coordinate the works to ensure smooth completion.

  • Assist to monitor electricity and water consumption. Submit monthly report to Head FM/Dy Head FM. Recommend improvements to save electricity and water.

  • Assist to identify new technologies in the market, arrange for meet up to understand the technologies, and evaluate the practicality of the technologies and the usefulness of it in applying to our buildings.

  • Continue assessment of our current system and identify area for improvements.

  • Analyze the frequent issues brought up by tenants, recurring problems with building services, find root cause to the problem and make recommendations to resolve it.

  • Assist to keep track of all licensing matters like BCA, EMA licensing renewal, structural inspection, lifts annual load test, building annual electrical consumption reporting to BCA.

  • Coordinate and assist with the green mark recertification assessment, submission and BCA presentation.

  • Update and keep track of all equipment (asset) list in the facility management system, assist to implement maintenance regime for the equipment and services through the facility management system.

  • Review and provide inputs on maintenance and operation of MEP systems for new developments.

Requirements

  • Degree in engineering (mechanical or electrical) with 3 years' of working experience or Diploma in (mechanical or electrical) with 5 years’ experience. Those with less years of experience may be considered for a junior Executive role.

  • Candidate with GMFM/SCEM qualification is an advantage.

  • Related work experience in similar Grade A or high-end developments will be advantageous.
