Job description

Job Responsibilities
  1. Coordinate with Main con to carry out outstanding defect works.

  2. Plan the maintenance and operation of the M&E systems and building services. Ensure all equipment and services are operated and maintained in accordance with requirements and specifications.

  3. Supervise and manage a group of senior technicians, as well as the engineering term contractors (ACMV, Electrical, ELVS, P&S, Lifts, Fire System, BMUs). Ensure all term contractors deliver the contractual level of service standards.

  4. Provide technical inputs to Leasing and FM Manager on tenants fit-out works and operation requirements.

  5. Attend to requests or feedback from tenants and customers.

  6. Call tender for all M&E Capex works. Put up purchase requisition and coordinate the works to ensure smooth completion.

  7. Assist in monitoring electricity and water consumption. Submit monthly reports to Head FM/Dy Head FM. Recommend improvements to save electricity and water.

  8. Identify new technologies in the market, arrange meetings to understand the technologies, and evaluate their practicality and usefulness in applying to our buildings.

  9. Continue assessment of our current system and identify areas for improvement.

  10. Analyze frequent issues brought up by tenants, recurring problems with building services, find root causes, and make recommendations to resolve them.

  11. Assist in tracking all licensing matters such as BCA, EMA licensing renewal, structural inspection, lifts annual load test, and building annual electrical consumption reporting to BCA.

  12. Coordinate and assist with the green mark recertification assessment, submission, and BCA presentation.

  13. Update and keep track of all equipment (asset) list in the facility management system, and assist in implementing maintenance regimes for the equipment and services through the facility management system.

  14. Review and provide inputs on maintenance and operation of MEP systems for new developments.

Requirements
  1. Degree in engineering (mechanical or electrical) with 3 years of working experience or Diploma in (mechanical or electrical) with 5 years’ experience. Those with less years of experience may be considered for a junior Executive role.

  2. Candidate with GMFM/SCEM qualification is an advantage.

  3. Related work experience in similar Grade A or high-end developments will be advantageous.
