Overall Job Purpose:

The job involves supporting and driving the growth and performance of the island's property portfolio by optimizing tenancy mix, managing leases, and executing asset enhancement strategies. Responsibilities include market research, business development, negotiating deals, managing rental arrears, and fostering relationships with tenants and key stakeholders. The role also involves overseeing property marketing, project execution, and ensuring alignment with the island’s master plan and legal requirements.

Key Responsibilities

• Contribute in the conceptualization and implementation of strategies and initiatives to continuously improve and enhance the island's tenancy mix and business performance
• Conduct market research to identify upcoming industry trends, competitors, and business opportunities.Ability to interpret data and make recommendations.
• Execute business development of new projects, including negotiation with new investors, deal structuring and due diligence checks
• Management of rental arrears and negotiations with tenants to achieve revenue budgets
• Manage enforcement of Landlord’s rights under tenancy agreements where necessary
• Manage appointed valuers and marketing agent(s) in the leasing of the Island's properties
• Work closely with other internal stakeholders to manage and execute property upgrading, asset enhancement and tenant’s project works.
• Lead, execute and complete the tender or marketing exerciseof the Island's properties
• Preparation of lease, tenancy and temporary occupation license agreements
• Liaise with internal and external counsel, liquidators in the course of work.
• Administer and manage portfolio of leases, tenants and licensees to achieve highest returns on properties
• Foster partnership with prospective tenants, existing tenants (Island Partners) and build win-win relationships
• Understanding of Masterplan and working with internal stakeholders to meet the objectives of SDC and other government agencies
• Understanding of land leases and licences, and work with both internal and external stakeholders on execution of projects
• Facilitate effective communication and negotiation with key stakeholders, i.e. tenants, government/other agencies, internal divisions etc

Job Requirements(Qualifications, Knowledge & Experience Required)

• Degree in Real Estate, Business, Economics or related discipline
• At least 5 years of relevant working experience (3 years for Senior Executive)
• Experience in managing commercial spaces is essential
• Strong real estate, finance and project management skills
• Possess good analytical capabilities.
• Ability to multitask, work independently, and work in a fast-paced environment.
• Self-motivated, positive, resourceful and result-oriented
• Good communication skills, both written and spoken
• Team player with good interpersonal skills
