The Real Estate Manager will provide support to the Regional Director of Real Estate, on all matters pertaining to the lifecycle of Chubb’s real estate in Asia with a primary focus on Workplace Design, Construction and project delivery.
The portfolio covers circa 250 commercial facilities across 15 geographies in Asia and covers both Chubb Life and COG.
The majority of their time is expected for Chubb’s office Workplaces through strategic planning, oversight of workplace strategy, project management and real estate life cycle management. They will work with business leaders to craft and execute workplace & project strategies and collaborate with internal stakeholders to build processes and tools which allow us to scale our delivery of workplace to Chubb. This position is the steward of the goals of the construction phase of workplace projects with accountability to deliver on key objectives including process improvements and service excellence by third-party partners. The balance of their time will be focussed upon the ongoing management of the portfolio in terms of portfolio strategies and facilities management oversight and improvement. Over time this role is expected to evolve and holds the potential for expansion into other areas of property management.
RESPONSIBILITIES:
During strategy phase of the stage-gated real estate project approval process, provides primary support for programming, design, budgeting and schedule in support of the Regional Directors and Transaction Management team to secure internal client alignment and approvals for projects.
Accountable for timely development and approval of project-related real estate funding documentation including ROM and final budgets.
Single point of contact to Chubb stakeholders for all project-related concerns and accountable for all project-related communications to internal and external stakeholders, in coordination with FM and Transaction teams.
Accountable for timely recovery of all landlord capital contributions and oversight of project close-out including as-builts, warranties and releases of lien.
Provides insight and support for project-related provisions in lease negotiations; responsible for conformance to lease requirements for projects.
Strategic partner with Facilities Management and Transactions Management functions.
Provides direction to the third-party Project Management lead and third-party Occupancy Planner.
Provides and directs workplace strategy activities on projects and supports Change Management activities.
Ensures compliance with Workplace guiding principles and architectural standards and adherence to exception approval processes for non-standard and out-of-scope work.
Accountable for project budget and schedule risk remediation and management, including benchmarking and reporting.
Act as clearinghouse for resolution of partner issues impacting delivery of projects (IT, A/V, Legal); works to establish best practices and procedures with cross-functional partners and proactively identifies opportunities for continued improvement.
Contributes to ongoing development of architectural standards and workplace strategy.
Accountable for a consistent approach to project delivery for all Real Estate projects within their remit and aligned with global processes and procedures.
Assists in preparing annual planning and budgeting for capital projects.
Creates and encourages the development of a positive and advanced employee experience across Chubb.
Creates workplaces that maximize employee engagement.
Consistently challenges practices to ensure team is constantly raising the bar on performance.
Assist the Regional Director in the following:
Build and maintain close working relationships with business leaders and regional/country executive management to ensure the Global Corporate Real Estate (GCRE) plan is aligned with top-level business drivers and initiatives.
Partner with the GCRE CoE, Business Units, Finance and Legal to craft transaction and project strategies for implementation by the GCRE CoE.
Develop location and site strategies in partnership with the GCRE CoE that support business objectives (e.g., potential site consolidations, use of co-working space, front/back office splits, etc.).
Provide regular on-the-ground guidance and direction to outsourced facilities management leadership.
Act as escalation point for real estate issues within assigned region and business units.
Support implementation of GCRE policies & standards that lead to more effective asset utilization, improved service performance and reduction of total real estate costs.
Work with the GCRE CoE to drive transparency in real estate decision-making and costs for business unit and regional leaders around key real estate metrics which support business objectives.
Support coordination of Global Security policies and risk assessments in the region.
Manage stage-gated decision framework for transactions and projects in concert with GCRE CoE’s tactical delivery of real estate services.
Manage the annual operating budget for the sites in region with focus on targeted savings initiatives.
Support Portfolio and Workplace teams in shaping overarching real estate strategy and conforming local projects to it.
Act as the liaison to our landlords within your region.
Provide regular and insightful reporting to key stakeholders and GCRE leadership.
Communicate on and effectively manage risks as they arise.
QUALIFICATIONS
BS in Interior Design, Architecture, Engineering or similar field.
10+ years of real estate project management, program management and strategic planning.
Experience with LEED and Sustainability.
CAD and CAFM proficient.
Outstanding interpersonal skills to develop, drive and maintain relationships within and outside of Chubb. Viewed as a key partner and trusted advisor for all items Real Estate Workplace.
A track record of delivering high-quality projects in an environment where speed, flexibility, complexity and high volume are the expected norm.
Strong customer relationship skills including the ability to be influential in challenging situations.
Must be organized and detail-oriented.
Proficient in Microsoft Office Suite including PowerPoint, Word and Excel.
Strong written and oral communication and presentation skills.
Strategic thinking in Real Estate and space-related situations.
Strong budgeting and fit-out cost awareness and experience.
Ability to manage multiple outsourced staff, running multiple projects simultaneously.
Demonstrable supervisory/managerial experience.
