Job description

We are seeking a motivated and detail-oriented real estate business development and investment associate to join our growing team. You must have a strong interest in real estate and a desire to develop a career in the real estate industry. You will support the management of a diverse portfolio of real estate with the group and our affiliate entities, assist in research and market study, deal sourcing and origination, technical feasibility and investment financial analysis, and carry out all necessary tasks required to bring real estate acquisitions from start until closing. You will work closely with other senior team members to support the planning of the real estate projects and management of assets post-acquisition, while also developing and maintaining relationships with key stakeholders in the rest of the company and externally.

Key Responsibilities:

  • Perform research and analysis for target markets.
  • Source and evaluate investment opportunities.
  • Track and analyse portfolio/asset performance.
  • Perform property valuations and financial modelling.
  • Identify and mitigate portfolio risks.
  • Support deal processes and administration with stakeholders.
  • Monitor post-investment performance and implement optimization strategies.
  • Develop strategies to enhance asset performance and value.
  • Manage property and real estate related entity contracts.
  • Oversee capital improvement projects.

Deal sourcing & identification

  • Generate Leads: Actively identify and cultivate potential leads through various channels and partnerships.
  • Deal Sourcing: Proactively source and identify investment opportunities, focusing on off-market deals, joint ventures, and acquisitions that align with strategic portfolio objectives.
  • Relationship Management: Build and maintain strong, long-lasting relationships with generated leads.
  • Follow Up: Implement a systematic follow-up process to ensure that leads are nurtured effectively.

Investment

  • Financial Due Diligence: Lead the financial due diligence process, including analysing historical performance, conducting stress tests, and evaluating investment feasibility.
  • Investment Modelling: Build detailed financial models (DCF, sensitivity analysis, pro forma, etc.) to evaluate potential investments and assess risk vs. return.
  • Prepare Investment Memos & Presentations: Develop thorough investment memos and present investment opportunities to senior leadership, including detailed financials, projections, and exit strategies.
  • Negotiation & Deal Structuring: Participate in negotiations with brokers, legal teams, and other stakeholders, assisting in the structuring of deals and the drafting of term sheets.
  • Post-Investment Monitoring: Track the performance of acquired assets, ensuring adherence to financial projections, and work with Asset Management to implement strategies to optimize asset value.

Asset Management

  • Lease Management & Tenant Relations: Oversee the leasing process by coordinating with leasing agents and property managers. Develop tenant retention strategies and maintain positive tenant relations.
  • Financial Management: Monitor and manage operating budgets for each property, including rent rolls, expenses, and capital expenditures. Ensure that financial targets are met and variances are explained.
  • Property Performance Monitoring: Continuously track key performance metrics (e.g., occupancy rates, rent collection, operational costs).
  • Reporting & Communication: Provide monthly performance updates to senior management and stakeholders, including key metrics such as NOI (Net Operating Income), capital expenditures, and asset disposition strategies.

Portfolio Management

  • Analyse Portfolio Performance: Continuously track and analyse the performance of the entire real estate portfolio. Review monthly and quarterly reports to ensure assets meet financial targets.
  • Market Research and Trend Analysis: Regularly assess market conditions, identify emerging trends, and analyse competitor strategies to ensure the portfolio remains competitive.
  • Valuation and Financial Analysis: Perform detailed property valuations, including discounted cash flow (DCF), comparable sales, and cap rate analysis. Create and update financial models to forecast performance under different market scenarios.
  • Risk Management and Reporting: Identify risks to the portfolio, including economic downturns, market volatility, or changes in regulatory frameworks, and proactively create mitigation strategies. Prepare detailed monthly and quarterly performance reports for senior management, highlighting risk factors, portfolio returns, and strategy adjustments.

Experience

  • 5 years of relevant experience in market research, real estate analysis, investment management, or asset management, with a proven ability to assess, acquire, and manage real estate assets.
  • Strong understanding of real estate investment principles, including acquisition and disposition strategies, property valuation methods, and financial performance metrics such as net operating income (NOI), capitalization rate (cap rate), internal rate of return (IRR), and return on investment (ROI).
  • Knowledge of market research and trend analysis to assess investment opportunities, incorporating economic indicators, demographic shifts, and competitive market positioning.
  • Familiarity with real estate market dynamics, including economic drivers, supply and demand trends, interest rate impacts, and sector-specific characteristics across commercial, residential, hospitality, and mixed-use properties.
  • Experience in asset management, including lease negotiation, tenant relations, property operations, and capital expenditure budgeting to optimize asset performance and long-term value.
  • Proficiency in real estate investment analysis, property evaluation, and financial modelling, with hands-on experience using financial modelling software and data analysis tools for scenario planning and investment decision-making.
  • Exposure to managing or advising on real estate portfolios across multiple asset classes, ensuring alignment with investment objectives and market conditions.
  • Familiarity with real estate laws, zoning regulations, and property management compliance to navigate legal considerations in transactions and operations.
  • Strong analytical skills with the ability to interpret complex financial reports, assess market trends, and synthesize large datasets to support strategic decision-making.
  • Ability to think critically and identify risks, opportunities, and value-enhancing strategies for both assets and broader investment portfolios.
  • Attention to detail and ability to manage multiple tasks and deadlines without compromising quality or accuracy.
  • Demonstrated capacity to manage multiple projects simultaneously, often under tight deadlines, while maintaining strategic oversight and operational execution.
  • Strong time-management skills with the ability to prioritize tasks effectively in fast-paced environments.
  • Proven track record of managing cross-functional projects, collaborating with legal, operations, and finance teams to execute investment strategies and enhance asset value.
  • Strong sense of ownership and accountability for tasks, ensuring timely execution and high-quality outcomes.
  • Ability to perform under pressure, meet high-stakes objectives, and adapt to evolving business needs and market conditions.
  • Adaptability and willingness to take on new challenges as business requirements and market conditions shift.
  • Strong research and analytical skills with the ability to interpret and synthesize complex data to inform investment and asset management strategies.
  • Exceptional organizational skills, with the ability to handle multiple priorities in dynamic and high-pressure environments.

Soft Skills / Education:

  • Excellent written and verbal skills in English, Mandarin. Knowledge of Thai, Japanese or Bahasa is a bonus but not mandatory.
  • Excellent ability to communicate with stakeholders to present findings, reports, etc.
  • Strong ability to collaborate and work as a team in a dynamic and high-pressure environment.
  • Team player with high Emotional Intelligence and able to build and maintain relationships with partners and stakeholders.
  • Knowledge of real estate analysis software/tools such as Argus, Yardi, CoStar, or other relevant platforms.
  • Strong PowerPoint and Word skills for presenting investment memos and management reports.
  • Ability to use data visualization tools for presenting complex financial data clearly and effectively.
  • Bachelor’s degree in Real Estate, Architecture, Engineering, Urban Planning, Project & Facilities Management or a relevant field.
  • Strong proficiency in tools such as MS Excel (including advanced financial modelling techniques), Word, PowerPoint and knowledge of MS Projects.
  • Advanced certifications (e.g. CFA or real estate-specific certifications) are a plus but not mandatory.
