Lendlease Singapore is currently searching for a Property Executive at JEM.

In your role as a Property Executive, your responsibilities include but are not limited to:

  1. Understand and have good knowledge of the M&E systems within the asset and with the Building Manager, ensure that the systems are operated within the design efficiencies and smoothly.
  2. Work closely with the team to understand the M&E Systems within the assets. Ensure that the systems are operated within design intent.
  3. Understand and be familiar with Corporate’s requirements, policies, standards and procedures.
  4. Ensure adherence to all procedures and guidelines for works in the premises with an eye for continual improvement.
  5. Conduct daily safety / sustainability inspections and promptly attend to/direct recovery of emergencies as needed.
  6. Process and perform risk management and assessment for works to be executed.
  7. Review and identify any areas of improvement for asset operation for both soft services and M&E systems and ensure that the operation of the asset is optimal at all times.
  8. Review LLR’s standard operation procedures and existing asset operation processes and house-rules to identify gaps and areas for improvement.
  9. Assist in overseeing the operation of soft services, including management of service providers and tenants’ feedback.
  10. Attend to shoppers, tenants, and stakeholders’ requests promptly.
  11. Follow up with internal and external parties for submission of necessary documents.
  12. Prepare and submit periodic reports as required.
  13. Assist with preparation and review of annual operation expenses and forecasts.
  14. Source for vendors/contractors for asset maintenance or repair works as required.
  15. Assist in building improvement/A&A/defect rectification/renovation & reinstatement works.
  16. Assist in tender document scoping, scheduling interviews & awarding processes.
  17. Liaise with authorities e.g., NEA, BCA, LTA, URA, etc.
  18. Perform any other tasks as assigned.

To be successful in this role, it is essential to have:

  • Nitec/Higher Nitec/Diploma in Engineering, Real Estate, Facility Management, or related fields and above.
  • Minimum 5 years of experience in a similar role.
  • A keen eye for detail, good people relations, and self-motivation.
  • Experience in mixed-development (retail & office) operations is advantageous.
